Freehold corner semi-detached house in Mayflower Gardens up for auction at $6.68 mil

A freehold corner semi-detached house in Mayflower Gardens in District 20 will be on the block at Knight Frank’s upcoming property auction on Sept 18. The property, located along Mayflower Drive, occupies a land area of 4,872 sq ft and has a guide price of $6.68 million. This translates to $1,371 psf on the land area.

An owner’s sale, this is the second time that the property will be offered at a Knight Frank auction. The same property had previously gone under the hammer with a higher guide price of $7 million ($1,436 psf) on Aug 21.

According to Sharon Lee, head of auction and sales at Knight Frank Singapore, the property is ideal for addition and alteration works or redevelopment. Under the 2019 URA Master Plan, the land is zoned for three-storey mixed landed housing. “Given that most neighbouring houses have added an extra storey by subsequent owners, potential buyers may also have the option to do the same,” she adds.

The house has a built-up area of 3,500 sq ft spanning two storeys and features a wide frontage of approximately 50 m. The first floor of the five-bedroom house comprises a living hall, a dining hall, a granny’s room with an attached bathroom, and a backyard garden area. The remaining bedrooms occupy the second floor of the house, each spacious enough to accommodate a king-sized bed, says Lee.

Mayflower Gardens is a low-density landed estate comprising semi-detached, terrace, and detached houses within the Ang Mo Kio planning area. It is a five-minute walk from Mayflower MRT Station on the Thomson-East Coast Line, while Mayflower Market and Food Centre are located just around the corner. Other nearby amenities include the Kebun Baru Community Club as well as shopping malls AMK Hub and Jubilee Square.

Lee believes the property will generate interest from families with school-going children, given the house’s proximity to Ang Mo Kio Primary School, CHIJ St Nicholas Girls’ School and Ai Tong School.  Several parks and nature reserves are also within a short driving distance, including Bishan-Ang Mo Kio Park, Ang Mo Kio Town Garden West and Windsor Park.

Based on URA caveats, a total of three properties at Mayflower Gardens have changed hands in 2025 to date. The most recent transaction took place on June 23 when a semi-detached house on Mayflower Place with a land area of 3,443 sq ft was sold for $5.45 million ($1,583 psf). On April 10, another semi-detached house on Mayflower Place with a land area of 4,213 sq ft changed hands for $6.5 million, or $1,543 psf. On Feb 14, a terraced house at Mayflower Terrace with a land area of 2,031 sq ft was sold for $4.36 million ($2,147 psf).
