A three-bedroom unit at Grange Heights, a freehold development in prime District 9, is slated to appear in Knight Frank’s upcoming auction on July 24. An estate sale, the 1,884 sq ft unit has a guide price of $4.35 million, translating to approximately $2,308 psf.
The 12th-floor apartment, which is a split-level unit, features a spacious combined living and dining area, a kitchen, a yard area, and a common bathroom on its lower level. An en suite master bedroom, two additional bedrooms and a common bathroom occupy the upper level of the unit.
Sharon Lee, head of auction and sales at Knight Frank Singapore, expects the unit to garner interest from both end-users and investors due to the development’s prime location and sizable layout.

Lee adds that the development offers en bloc potential, which could further appeal to buyers. The development was previously put up for collective sale twice in the past seven years. It was first launched for collective sale in 2018 and again in 2019, with a reserve price of $820 million each time.
Located along Grange Road, Grange Heights comprises 120 units across three residential towers. The development, which was completed in 1975, comprises a mix of three- to five-bedroom apartments and maisonettes, as well as six penthouses. Unit sizes range from 1,884 sq ft to 4,521 sq ft.

The development is located within walking distance to Great World MRT Station on the Thomson-East Coast Line. Nearby lifestyle hubs include 111 Somerset, Cineleisure and Mandarin Gallery, offering a wide range of amenities. Clarke Quay and Robertson Quay are also within a short drive from the site.
Based on URA caveats, Grange Heights has seen two other units change hands so far this year — a three-bedroom unit spanning 1,884 sq ft that fetched $4.05 million ($2,150 psf) on April 21 and a 3,025 sq ft, four-bedroom unit that sold for $5.35 million ($1,769 psf) on Feb 13. Last year, the condo recorded three resale transactions at an average price of about $1,691 psf.
