A freehold two-storey commercial shophouse at 2B Veerasamy Road is up for sale via expression of interest (EOI). The shophouse occupies a land plot of 1,937 sq ft, with a total floor area of approximately 3,400 sq ft.
The shophouse is priced starting from $9.5 million, according to its marketing agent Steward Asia, which is under Propnex Realty. The price translates to $2,794 psf based on the floor area.
The ground floor has URA approval for restaurant use, while the upper floor has temporary approval for residential use. The shophouse is currently tenanted, generating a rental yield of over 2%, adds Steward Asia.

The owner has also had extensive refurbishment works to enhance the property, such as flooring upgrades using marble, onyx and granite.
The shophouse is situated within the Little India Conservation area within District 8. Zoned for commercial use, the property is not subject to additional buyer’s stamp duty (ABSD) and seller’s stamp duty (SSD).
