For the first time in over four decades, new public housing will be introduced in Lakeview and Shunfu. In a Feb 2 press release, HDB says three Build-To-Order (BTO) projects will be launched in the areas – two in Lakeview, and one in Shunfu. The projects will deliver about 1,600 new homes when completed.
The first project to be launched is located at Lakeview and comprises about 1,200 units. It will be launched for sale as part of the June 2026 BTO exercise, with construction works to start from 2Q2026. Flats consist of two-room flexi and four-room flats, as well as 50 units of public rental flats. The remaining two projects will be launched within the next two years.

The first Lakeview BTO project will have five residential blocks with heights scaling from 18 to 40 storeys. Amenities, including an eating house, a minimart, a childcare centre and a clinic, will be integrated within the project.

The project is close to the Marymount MRT Station on the Circle Line. New covered linkways will connect the Lakeview BTO project to the bus stop along Upper Thomson Road, while the existing park connectoralong the same road will be realigned to offer residents easy access to green spaces such as MacRitchie Reservoir.
Christine Sun, chief researcher and strategist of Realion (OrangTee & ETC) Group, believes the flats at the Lakeview and Shunfu BTO projects will see high demand, given their location and attributes. “These three projects are within walking distance of an MRT station and surrounded by many top schools, which will be a draw for families with school-going children.”
The limited supply of new flats in the area will also contribute to demand. “There are also many two-room flexi flats available, which will appeal to singles who may be working in the nearby industrial buildings or in the upcoming sub-regional centre at Bishan,” Sun adds.
She predicts the flats could be categorised as Prime Flats, similar to flats launched at the Bishan Terraces and Mount Pleasant Crest BTO projects. She also expects prices at the Lakeview and Shufu BTO projects to be around the same levels as Bishan Terraces and Mount Pleasant Crest, ranging from roughly $230,000 to $370,000 for a two-room flexi flat, and from $500,000 to over $750,000 for a four-room flat.
