A resale unit at The Holland Collection topped the list for new condo psf-price highs achieved over the period of Jan 18 to Jan 27. The 1,841 sq ft, three-bedroom apartment on the second floor changed hands for $4.48 million, or $2,434 psf, on Jan 23.

This is the first time a unit at The Holland Collection has transacted above $2,400 psf. The new psf-price level is nearly 10% higher than the previous record, set in 2010. A 1,668 sq ft three-bedder on the third floor had been sold by the developer for $3.7 million, translating to $2,218 psf.

The Holland Collection is a freehold condo located along Holland Road in District 10. Completed in 2011, it has 26 units over four floors of a single block. These apartments feature one-bedroom-plus-study units to four-bedroom penthouse configurations, spanning 1,281 to 3,600 sq ft.  The condo is a short drive from Holland Village and One Holland Village mall. It is also close to Singapore Botanic Gardens.

Queens Peak, a 99-year leasehold condo, also hit a new psf-price high during the period in review. An 840 sq ft, three-bedroom unit on the 37th floor changed hands for $2.02 million, or $2,405 psf, on Jan 20.

This was marginally higher than the previous record set last year in April, when a 1,001 sq ft three-bedder on the 35th floor fetched $2.35 million, translating to $2,348 psf. In terms of absolute price, a 2,002 sq ft, five-bedroom apartment on the 32nd floor tops the list, after it was sold for $4.23 million ($2,113 psf) in February last year.

In 2025, Queens Peak saw 44 resale deals at a mean psf-price of $2,209. This was slightly higher than the 45 transactions in 2024, which saw an average psf-price of $2,190.

Completed in 2020, Queens Peak is located on Dundee Road in District 3. The 736-unit development comprises twin 44-storey towers with apartments ranging from one-bedroom-plus-study units to penthouses with private lifts. The units measure 431 to 4,768 sq ft.

The condo is adjacent to Queenstown MRT Station and a short walk from Queenstown Primary School. Amenities nearby include supermarkets and malls such as Dawson Place, Anchorpoint and Alexandra Central.

On the flip side, Marina One Residences recorded its lowest psf-price during the period in review. The 99-year leasehold condo saw a resale deal for a 753 sq ft single-bedder on the seventh floor for $1.34 million, or $1,778 psf, on Jan 21.

Previously, the lowest psf-price transaction at the development was held by a 764 sq ft, one-bedroom unit that changed hands for $1.38 million, translating to $1,806 sq ft, in October last year.

Marina One Residences has seen average transacted prices decline over the past year. Based on caveats lodged, the condo recorded nine resale deals in 2024 at an average of $2,134 psf. In comparison, there were 33 resale transactions in 2025 with a mean price of $2,062 psf.

Marina One Residences is part of the Marina One luxury integrated development, which also includes Grade A offices and retail spaces. The 99-year leasehold condo was completed in 2017. It has twin 32-storey towers with 1,042 units. There are one-bedroom-plus-study homes to four-bedroom apartments to duplex penthouses, measuring from 657 to 8,568 sq ft.

The development is situated on Marina Way within the Marina Bay Financial Centre district. There are key MRT stations within walking distance: Shenton Way MRT Station on the Thomson East-Coast Line, Downtown MRT Station on the Downtown Line, and Marina Bay MRT Station on the North-South and Circle lines.
