Goodwood Grand lands new high of $2,934 psf
Goodwood Grand topped the list of condos that achieved new psf-price highs over the period of Feb 3 to 17. The new high follows the resale of a 1,227 sq ft three-bedder on the fifth floor for $3.6 million, or $2,934 psf, on Feb 10. This is the first time the development has transacted above $2,900 psf.
The previous record psf-price at Goodwood Grand was held by a similar-sized three-bedroom apartment on the seventh floor that changed hands for $3.55 million, or $2,892 psf, in June 2023. In terms of absolute price, the record belongs to a 3,111 sq ft, four-bedroom penthouse that fetched $6.5 million ($2,089 psf) in March 2014.

Completed in 2017, Goodwood Grand is a freehold development with 65 apartments and eight strata bungalows. Housed in a 12-storey tower, the apartments consist of two-bedroom-plus-study to three-bedroom units sized from 775 to 1,302 sq ft, and three- and four-bedroom penthouses between 1,679 and 3,111 sq ft.
Meanwhile, the eight strata-landed units each feature a private lift, a pool and an outdoor terrace, alongside basement parking. These units come in five- to six-bedroom layouts and are approximately 5,167 to 5,479 sq ft.
Situated in prime District 10, Goodwood Grand is located along Balmoral Road. Surrounding amenities include the Newton MRT Interchange (Downtown and North-South lines) and the Newton Food Centre, while the Orchard Road shopping belt is a short drive away. Schools such as Raffles Girls’ Secondary School and Anglo-Chinese School Primary are within a 1km radius.
Meanwhile, another District 10 condo, Melrose Park, also recorded its highest psf-price during the period in review. A 1,701 sq ft, three-bedroom apartment on the 14th floor changed hands for $4.88 million, amounting to $2,871 psf, on Feb 5. This new high marks the first time psf-prices at Melrose Park have breached $2,800 psf.

Previously, the top psf-price belonged to another 1,701 sq ft three-bedder on the third floor, which was sold for $4.5 million, or $2,646 psf, in March 2025. In terms of absolute price, the most expensive unit at Melrose Park is a 5,231 sq ft, four-bedroom triplex penthouse on the 19th floor that changed hands for $7.39 million ($1,412 psf) in 2021.
Sitting on Kellock Road, the 999-year leasehold Melrose Park was completed in 2000. It has 170 units across twin 19-storey towers, spanning from three- and four-bedroom apartments to maisonettes and penthouses. The units range from 1,290 to 5,225 sq ft in size.
Great World MRT Station and Havelock MRT Station on the Thomson-East Coast Line are within walking distance. There are also several schools within a 1km radius, such as Alexandra Primary School, River Valley Primary School and Gan Eng Seng School. Residents have access to nearby amenities at Valley Point Shopping Centre, Great World Mall and Tiong Bahru Plaza.
Elsewhere, 99-year leasehold condo Nava Grove also hit a new psf-price peak during the period in review. The condo achieved a high of $2,771 psf when a 786 sq ft, two-bedroom apartment on the 21st floor was sold by developers for $2.18 million on Feb 3.

The condo’s previous psf-price high came from a transaction in November last year, when a similarly-sized two-bedder on the 19th floor fetched a price tag of $2.16 million, translating to $2,749 psf.
Based on caveats lodged, Nava Grove has sold 95% of its 552 units since launching for sale in November 2024, at an average price of $2,580 psf.
Nava Grove is slated for completion in 2028 and is located in District 21, along Ulu Pandan Road. The development comprises three 24-storey blocks which consist of two- to five-bedroom units, measuring 624 to 1,722 sq ft.
No psf-price lows were recorded over the period in review.
