The highly anticipated launch of The Sen, a 347-unit condominium by Sustained Land and its partners H10 Holdings and Greatview Development, opens the way for a new generation of buyers to capitalise on Bukit Timah’s long-standing residential desirability and future rejuvenation efforts.

Based on a compilation of resale caveats of condos in the vicinity by PropNex Research, average transacted prices have broadly increased, with most condos nearby recording a more than 50% increase in resale prices in 2024 from 2015. In addition, the transactions in selected projects have been broadly profitable, with resale units sold in 2024 and 2025 (till Aug 15) posting average annualised profits of between 4.2% and 7.2%, according to PropNex Research.
“When we consider the average transaction unit price of non-landed private residential developments within 1km of The Sen, the data indicates that prices are on the uptrend, regardless of their lease tenure,” says Fong.
The concentration of schools and a large expat community contribute to a resilient rental market in District 21. According to data compiled by EdgeProp Singapore, about 16% of the resident population in that district is tenants, based on the 2020 census.
At the moment, there are relatively few new launch projects appearing in the Upper Bukit Timah precinct. This will leave the pool of tenants looking for homes in the area with limited options, says Marcus Chu, CEO of ERA Singapore.
He cites research by ERA, which indicates that, in general, islandwide median rents have been on an upward trend over the past three years. In District 21, non-landed private residential developments have recorded rental growth of 55.5% over the past three years, while the wider Rest of Central Region (RCR) has grown 39.3% over the same period.
At Verdale, a 258-unit development along De Souza Avenue, median rents at the condo have climbed 5% to reach $5.45 psf, according to ERA’s research. The condo was completed in 2Q2024 and is less than 500m from The Sen.

Sustained Land and its partners, H10 Holdings and Greatview Development, have leaned into their collective expertise and successful track record to develop The Sen into a landmark project. They have partnered with AGA Architect for the architectural design and Eco Plan Asia for the landscape design.
