Is it a Good Deal?: Leedon Residence unit sold for record $5.2 mil profit

A unit at Leedon Residence was recently sold at $2,976 psf, with the seller chalking up a profit of about $5.2 million.  This is also the highest recorded profit for resale transactions at Leedon Residence to date.

The unit, a five-bedroom condo spanning 4,704 sq ft, was purchased in February 2017 at $1,871 psf and held for just over nine years before being sold in February 2026. This translates to an annualised gross return of about 5.3%, based on price appreciation alone.

Prime location near Holland Village and Botanic Gardens

Leedon Residence is a freehold condominium located along Leedon Heights in District 10, within the Bukit Timah Planning Area.

Completed in 2015, the development comprises 381 units across multiple low-rise blocks of up to 12 storeys.

It offers a mix of two- to five-bedroom units, with larger formats, including garden suites and penthouses, catering to high-net-worth and multi-generational families.

The development is within walking distance of both Farrer Road and Holland Village MRT stations on the Circle Line.  Residents also enjoy proximity to lifestyle amenities at One Holland Village and Holland Road Shopping Centre, as well as green spaces such as the Singapore Botanic Gardens, which is less than 1km away.

For families, the project is within 1km of Nanyang Primary School, with several reputable schools, including Hwa Chong Institution, Nanyang Girls’ High School and National Junior College, located within a 2km radius.

Large-unit format drives pricing dynamics

At $2,976 psf, the transaction is 7.6% above Leedon Residence’s 12-month average price (about $2,733–$2,767 psf based on recent transactions).

That said, the deal still falls within the project’s observed range, suggesting it is not an extreme outlier.

Units that transact at the higher end of the range typically reflect better attributes such as premium-facing stacks, larger layouts (as in this case) and renovation quality or condition.

Above district benchmarks with modest rental yield

While the transaction sits within the project’s range, it is priced at a clear premium to the wider District 10 market.

The average resale price of freehold condos (>1,200 sq ft) in the district is about $2,317 psf, placing this deal: at 28.4% above the district average.

This puts the unit closer to pricing levels seen in newer developments, despite Leedon Residence being about a decade old.

From an investment perspective, rental yields for this development are relatively modest at 2.7%. This is typical of CCR properties, where buyers tend to prioritise wealth preservation and long-term appreciation over income yield.

Conclusion

This transaction underscores the importance of long-term holding power in prime freehold assets, with the seller realising a substantial gain after nearly a decade.

For the buyer, however, the entry price is on the higher end, suggesting this is less of a value play and more of a lifestyle-driven purchase or long-term capital preservation strategy.

While the premium paid may be justified by the property’s attributes and location, future upside would be more measured compared to earlier years.
