A two-bedroom-plus-study unit at Bartley Residences, a 99-year leasehold development, was put on the block as a mortgagee sale at Knight Frank’s property auction on June 26. The 1,109 sq ft unit had a guide price of $1.9 million, which translates to $1,713 psf on the floor area.
This is the second time the property has appeared at Knight Frank’s auction. The property did not receive any bids during the most recent auction and was subsequently withdrawn.
Sharon Lee, head of auction and sales at Knight Frank Singapore, attributes this to a lull period with the timing of the auction coinciding with the June school holidays.

The two-bedroom-plus-study unit features an ensuite master bedroom, a second bedroom, a study area, common bathroom, and living and dining area. Lee notes that the property offers potential buyers flexibility in the use of space. “The study area, which is fully enclosed, offers potential buyers the opportunity to convert the area into a third bedroom or helper’s room,” says Lee.
She adds that the property, which boasts an expansive balcony overlooking an unblocked view of the landed estate surrounding the development, could also be converted into an outdoor dining area.

Based on URA caveats, 19 units changed hands at Bartley Residences this year, at an average resale price of around $1,817 psf. The most recent was the sale of a 463 sq ft, one-bedroom unit on the ninth floor that changed hands for $828,000 ($1,789 psf) on June 26.
Other resale transactions at the development ranged from $1,620 psf, when a 797 sq ft unit was sold for $1.29 million on June 20; to $2,024 psf, which came from the resale of a 1,087 sq ft unit for $2.2 million on Jan 7.
Located along Lorong How Sun in District 19, Bartley Residences comprises 702 units spread across eight residential blocks. The development offers a mix of one- to four-bedroom units, spanning 463 sq ft to 2,250 sq ft.
Lee expects high demand for the property due to its proximity to several schools, which are located within a 500-metre radius of the development, including Maris Stella High School (Secondary), Maris Stella High School (Primary), and Bartley Secondary School. It is also located within walking distance of Bartley MRT Station.
