Mortgagee sale of two-bedder at Montrosa for $1.3 mil

A two-bedroom-plus-study unit at Montrosa, a 999-year leasehold development, was put on the block at SRI’s property auction on Dec 17. The 947 sq ft unit had a guide price of $1.3 million, which translates to $1,373 psf.

Offered as a mortgagee sale, the property had previously gone under the hammer at SRI’s property auction last month at a higher guide price of $1.38 million. Data on Realis show that the latest caveat lodged for the property was when the developer sold it for $677,970 ($716 psf) in September 1996.

Eric Liew, manager of auction and sales at SRI, expects the unit to attract interest from HDB upgraders looking to make the move into the private residential market. He adds that the unit was recently renovated this year and is in move-in condition.

The unit features an en suite master bedroom with a bathtub. It also includes a second bedroom, a common bathroom, a study, a kitchen, a service yard and living and dining areas that open onto a balcony. According to Liew, the property sits on the eighth floor, allowing the unit to benefit from ample natural ventilation and light, as well as views overlooking the condo’s landscaping.

Completed in 1999, Montrosa is located along Hillview Avenue in District 23. It comprises 122 units spread across three residential blocks, offering a mix of two- to four-bedroom units measuring 861 sq ft to 3,401 sq ft.

The development is a short drive from a range of amenities, including The Hillier, Hill V2, The Rail Mall and West Mall. It is also within 1km of Lianhua Primary School and close to other schools such as Bukit View Primary School and Keming Primary School.

Based on URA caveats, six units changed hands at Montrosa this year, at an average resale price of around $1,237 psf. The most recent transaction was the sale of a 1,152 sq ft, three-bedroom unit on the second floor for $1.45 million ($1,259 psf) on Aug 4.

Other resale transactions at the development ranged from $1,197 psf, when a 1,195 sq ft unit transacted for $1.43 million on Jan 27, to $1,438 psf, which came from the resale of a 861 sq ft unit for $1.24 million on Feb 14.
