A joint venture between Santarli Realty and Apex Asia Development will begin the public preview of Narra Residences on Jan 17, with sales slated to commence on Jan 31.
The 540-unit, 99-year leasehold project is located in the Dairy Farm neighbourhood, near Bukit Timah Nature Reserve, and is the first residential development in District 23 to be designed under the Gross Floor Area (GFA) harmonisation framework.
Under the framework — which standardises how floor space is measured across government agencies — unit layouts are more efficient, as air-conditioning ledges are excluded from the saleable area when they form part of the common property.

Narra Residences comprises eight residential blocks: three low-rise blocks of up to six storeys, and five mid-rise blocks ranging from 13 to 16 storeys. All blocks are oriented in a north–south direction to maximise cross-ventilation.
Indicative prices start approximately from: $998,000 ($1,930 psf) for a one-bedroom-plus-study (517 sq ft); $1.17 million ($2,089 psf) for a two-bedroom unit (560 to 646 sq ft); $1.6 million ($1,956 psf) for a three-bedroom unit (818 to 1,023 sq ft); $2.4 million ($2,083 psf) for a four-bedroom unit (1,152 sq ft); and $3.8 million ($2,292 psf) for a five-bedroom unit (1,658 sq ft) with a private lift.

Nearby educational institutions include the German European School Singapore, as well as CHIJ Our Lady Queen of Peace and Bukit Panjang Primary School, both within a 1km radius. Retail and lifestyle amenities are available at The Dairy Farm Mall, which opened in late 2024.
The mall forms part of a mixed-use development that includes Dairy Farm Residences, a 460-unit, 99-year leasehold project launched in November 2019 and completed in 2023. Based on caveats lodged, nine units at Dairy Farm Residences have changed hands, with prices ranging from $1,661 to $1,866 psf.

Another nearby development, The Botany at Dairy Farm, was launched in March 2023 at an average price of $2,070 psf. The 386-unit, 99-year leasehold project is fully sold, with recent transactions priced between $1,929 and $2,165 psf, according to caveats lodged.
