A six-storey commercial building at 402 North Bridge Road is up for sale via expression of interest (EOI) with a guide price of $70 million. The price works out to $3,984 psf on the building’s gross floor area (GFA) of approximately 17,729 sq ft.
Currently known as Jun Xin Building, the 999-year leasehold development occupies a corner land plot of 3,268 sq ft that is zoned for commercial use, with a plot ratio of 4.2. It has dual frontages along North Bridge Road and Seah Street.
Located directly next to Raffles Hotel, the building is within walking distance of several MRT stations, including Esplanade (Circle Line), Bugis (Downtown and East-West lines), and City Hall (East-West and North-South lines). Nearby are malls such as Bugis Junction and Suntec City, and also the National Library.

Swee Shou Fern, head of investment advisory at ETC (a member of Realion Group), which is handling the sale, expects the building to draw interest from owner-occupiers as well as investors. She points out that the buyer will have naming and signage rights for the property.
The EOI exercise will close on June 11 at 3pm.
