One Bernam wins top-selling CCR project at EPEA 2025

The 35-storey mixed-use development One Bernam was recognised at this year’s EdgeProp Singapore Excellence Awards (EPEA) 2025 as the Top Selling Project in the Core Central Region (CCR). The award is based on transactions of new projects in the CCR over a 12-month period. Based on caveats, One Bernam is more than 96% sold to date and has achieved an average sales price of $2,605 psf.

This is the second time the project has been recognised at EdgeProp Singapore’s annual property awards. One Bernam won the Showflat Excellence Award under the Uncompleted Mixed-use Development category in the EdgeProp Singapore Excellence Awards 2022.

The 99-year leasehold development comprises 351 residential units, a two-storey retail podium that spans 15,726 sq ft, and a 13-key serviced apartment. Jointly developed by MCC Land and Hao Yuan Investments, it is their maiden project in the CCR. The project is scheduled to attain its Temporary Occupation Permit (TOP) next March.

Located at 1 Bernam Street, the project is in the Tanjong Pagar area of District 2. It is next to the 100AM shopping mall and the Amara Singapore hotel, and the recently completed Grade A office building Keppel South Central. One Bernam is also close to Tanjong Pagar MRT Station on the East-West Line, and two new stations on the Circle Line — Prince Edward Road and Cantonment.

The private residential units at One Bernam were launched for sale in May 2021, and the developer sold 80 units (23%) over the initial sales weekend. The project recorded consistent positive sales momentum over the next three years, moving about 241 units (69%) by the end of 2024 and achieved an average selling price of $2,585 psf.

One Bernam saw a significant boost in sales at the start of this year when the remaining unsold units were offered at promotional prices. These units included one-to three-bedroom units and penthouses.

Over the weekend of Jan 11 to 12, discounts ranging from $323,000 to $438,000 were offered for one-bedroom units, bringing prices down to between $1.295 million ($2,934 psf) and $1.328 million ($2,869 psf).

At the same time, two-bedders saw discounts of $437,000 to $668,000, with units sold from $1.752 million ($2,394 psf) to $1.78 million ($2,544 psf). Three-bedroom units were offered at discounts ranging from $616,000 to $830,000, with sale prices between $3.496 million ($2,461 psf) and $3.526 million ($2,482 psf). As a result of the promotional period, the development was 99% sold by mid-January, with only three penthouses remaining. These were fully taken up by early February, making the project completely sold out.

The largest penthouse — a 4,306 sq ft, five-bedroom unit — fetched $12 million ($2,787 psf). A 1,948 sq ft, three-bedroom penthouse was sold for $5.3 million ($2,720 psf), while the third, measuring 1,744 sq ft, changed hands for $4.5 million ($2,581 psf), according to caveats lodged.
