The Orie, a 99-year leasehold condominium in Toa Payoh, swept up three awards at the EdgeProp Singapore Excellence Awards (EPEA) 2025. The condo won the distinguished Top Development, as well as Landscape Excellence and Marketing Excellence awards.
The project is jointly developed by City Developments (CDL), Frasers Property and Sekisui House. The Orie is the first time all three developers have come together on a project.
The 777-unit development features a mix of one-bedroom plus study units of 517 sq ft to five-bedroom units with private lifts of 1,453 sq ft. Other unit types include 592 sq ft two-bedroom units, 850 sq ft three-bedroom units, and 1,216 sq ft four-bedroom units.

The panel of judges praised the development team for accomplishing a 100% Landscape Replacement Area and a high Green Plot Ratio of 9. The developers worked closely with landscape designer Tinderbox to ensure that the landscaped areas throughout the development were thoroughly planned for accessibility and complemented the surrounding amenities.

When The Orie launched for sale in January, it was the first new condo in Toa Payoh since 2016, after Gem Residences at Lorong 5. The marketing team successfully implemented a sales strategy that introduced the project as a new standard of luxury living in the mature town.
The project’s exceptional architectural and design attributes, coupled with its excellent landscape design and thoughtful marketing strategy, were reflected in the scoring by the panel of judges, who gave The Orie high marks across all categories.
Designed by ADDP Architects, The Orie comprises two 40-storey residential towers. The name of the condo stems from two Japanese words — “ori”, which means “to fold” and is a nod to the art of origami, and “ie” for home.
The concept of origami is reflected in the design ethos of the residential towers. Each feature staggered sail-like silhouettes and architectural folds inspired by folding paper. This design evokes a sense of lightness and movement around each tower, while optimising unblocked north-south orientations.
From one of the towers, these folding planes drape to the ground floor to shape the grand canopy of the porte cochere – the covered entrance over the arrival courtyard.

The residential towers are also designed around an interlacing of greenery on the ground floor. The Orie features a multi-tiered landscape strategy with four interconnected levels of greenery and water features that create a lush and immersive environment throughout the site.
These layered decks visually and physically connect residents to nature from multiple vantage points, which are all wheelchair accessible. Residents enjoy visual access to the landscape decks from common areas with amenities, such as the Serenity Pods and Meadow Garden. Four existing mature raintrees on the site were also conserved and integrated into the landscape design. This grove of rain trees offers shelter to the dedicated Pets Corner and nearby Rain Tree Lounge.
New trees will also be planted to shade the Serenity Pods and a Boardwalk, while flowering plants surround the Meadow Garden and the Meadow Lounge. Edible plants will also be planted at the Spice Garden.
For residents familiar with Toa Payoh, the Dragon Playground features the iconic Toa Payoh Dragon reimagined in an origami shape. The original Dragon Playground at Lorong 6 Toa Payoh was built in 1979 and has become a Toa Payoh landmark. Designed by HDB architect Khor Ean Ghee, it is one of two remaining dragon-style playgrounds in Singapore.

The reimagined Dragon Playground at The Orie is a link to the nostalgia of the housing estate’s past, recast to reflect The Orie as a new standard of luxury living in the mature town.
Other amenities in the condo include a 50m lap pool, a Grand Lawn, Social Function Room, Festive Function Room, a Leisure Studio, an Entertainment Room, Gourmet Pavilions, a co-working lounge, and a tennis court. Guests will also be greeted at the Grand Arrival Court, which is served by a Residential Services Counter.

The preview of The Orie on January 3 was the first project to preview this year. By the end of the weekend on Jan 5, the project drew in a strong crowd of more than 8,000 visitors to its sales gallery.
Market watchers attributed the strong turnout and buying interest to the project’s central location, proximity to amenities, the area’s lack of new launches, and the project’s excellent design attributes.
The Orie is a five-minute walk to Braddell MRT Station on the North-South Line, and nearby community amenities include Toa Payoh Palm Spring Market and Hawker Centre, Toa Payoh Central Community Club, and SAFRA Toa Payoh.
Four primary schools are also within 1km of the condo — CHIJ Primary (Toa Payoh), First Toa Payoh Primary School, Kheng Cheng School, and Pei Chun Public School. Other primary schools in the vicinity include Catholic High School, Kuo Chuan Presbyterian Primary School, Marymount Convent School, and St Gabriel’s Primary School.
The development is also close to the upcoming Toa Payoh Integrated Transport Hub, which connects Toa Payoh Bus Interchange to Toa Payoh MRT Station. This integrated development and community hub is slated for completion in 2030.

The project sales team sharpened their marketing strategy to increase awareness of the new project, drive sales enquiries and viewings, and focused efforts on converting cheque collection into positive sales.
Analysing their sales strategy, the panel of judges recognised three key areas where the sales team focused their efforts — former residents of Toa Payoh looking for a premium new development in a familiar neighbourhood, singles who want to live close to their Toa Payoh resident parents, and young families drawn in to the area’s proximity to schools and workplaces.
The judges also gave points to the innovative use of technology in the sales gallery, such as an interactive kiosk set up comprising a trans parent TV display and a touch screen TV with synchronised content.
Buyers responded overwhelmingly positively to the launch of The Orie, and the developers collected more than 2,200 cheques ahead of the Jan 18 and 19 launch weekend. This number reflected an oversubscription of 2.8 times.
The Orie recorded an outstanding sales response, selling 668 units (86%) at an average price of $2,704 psf at the time. According to caveats, the condo has sold about 722 units (93%) to date, with the average sales price increasing to $2,731 psf.
In terms of absolute price, the most expensive unit sold at the development is a 1,453 sq ft five-bedroom unit on the top floor that transacted for $4.05 million ($2,787 psf) when it was sold on July 28. It is followed by a similar-sized five-bedder on the 37th floor that fetched $4 million ($2,756 psf) when it was sold on Jan 31.
Overall, the panel of judges at this year’s EdgeProp Excellence Awards also found that the project achieved excellence across several categories. The design concept of an origami aesthetic is integrated with the development’s liveability and thoughtful design.
The landscape design by Tinderbox was a standout element, harmonising the architectural design while uplifting the residents’ experience of living in a new luxury condo in Toa Payoh. The inclusion of pet-friendly and child-friendly zones also added to the condo’s overall score, as well as wheelchair accessible design.
