Pair of freehold shophouses at Bukit Pasoh for sale at from $35 mil

SINGAPORE (EDGEPROP) - Two adjoining shophouses at 44 & 46 Bukit Pasoh are on the market with a guide price of $35 million, with Knight Frank Singapore as the sole marketing agent.

The freehold shophouses are located near Outram Park MRT Interchange. Nearby private member clubs include the Ee Hoe Hean Club and the Straits Clan, and F&B outlets such as Zen, Restaurant Kin, Clan Café, Live Twice, and Humpback.

The two properties sit on a combined plot of 4,745 sq ft, and the two-storey shophouses with attic have a combined built-up area of 10,078 sq ft. The guide price of $35 million translates to $3,473 psf on the built-up area. The site is zoned “Commercial/Conservation” within the Chinatown (Bukit Pasoh) conservation area under the 2019 Master Plan. The property could be converted into a hotel, subject to approval.



The shophouses boast prominent street frontage. The lowest two floors are leased to two restaurants, while the top floor is vacant. “Commercial conservation shophouses, particularly in prime central locations, hold great appeal to investors due to their rarity, as they are often tightly held,” says Ian Loh, head of capital markets for land & building, collective & strata sales at Knight Frank Singapore.

The expression of interest exercise for the shophouses closes on Dec 21.
