Prices of resale HDB flats down 0.5% in 1Q2016

Prices of resale HDB flats fell 0.5% q-o-q in 1Q2017, after slipping 0.1% in the previous quarter, according to HDB statistics released on April 28.

Resale volume fell 9.6% from 5,012 cases in 4Q2016 to 4,530 cases in 1Q2017, says HDB. On y-o-y basis, however, resale volume rose marginally by 1.8% from 4,449 cases in 1Q2016.

Outside the Central area, the priciest HDB towns for four-room flats were Queenstown, Toa Payoh and Bukit Merah where their median prices stood at $702,500, $631,000 and $630,000 respectively.

In the rental segment, the number of applications approved for subletting of HDB flats fell by 6.5% from 10,678 cases in 4Q2016 to 9,981 cases in 1Q2017. On y-o-y basis, the number declined by 11% from 11,239 cases in 1Q2016.

Queenstown and Bukit Merah topped the rental chart for four-room flats outside the Central area with a median rent of $2,600 per month. They were followed by Clementi and Kallang / Whampoa with a median rent of $2,500 per month.

In May, HDB will offer about 4,600 Build-To-Order flats and about 3,000 balance flats for sale.



Among the 4,600 BTO flats, 2,600 will be in mature estates – Bidadari and Geylang. The rest will be located in Woodlands and Yishun.
