A duplex four-bedroom unit at Tanah Merah Mansion, a freehold boutique development in District 16, will be put up for auction by SRI on July 29. The 3,348 sq ft property will be offered via an owner’s sale with a guide price of $3.25 million, or $971 psf.

For this specific unit, the lower level comprises an expansive combined living and dining area, a bedroom with an en suite bathroom, a kitchen and a yard area. The upper level houses the master bedroom with an attached bathroom and private balcony, two additional bedrooms, as well as a common area.
Given the unit’s spacious layout, the buyer will have the opportunity to reconfigure and renovate the home to suit their needs, says SRI.

Completed in 1984, Tanah Merah Mansion is a 36-unit low-rise condo along Tanah Merah Kechil Road South. It is an eight-minute walk from the upcoming Bedok South MRT Station, which is slated for completion later this year.
Schools within a 1km radius include Bedok Green Primary School and Temasek Primary School.
Caveats lodged show that the most recent resale transaction at Tanah Merah Mansion involved a 1,324 sq ft, three-bedroom unit on the second floor, which changed hands for $1.56 million ($1,178 psf) on Jan 30. Before that, a two-bedder on the first floor spanning 1,195 sq ft fetched $1.38 million ($1,155 psf) in July last year.
The latest resale of a duplex unit at Tanah Merah Mansion occurred in 2023, when a 3,574 sq ft four-bedder on the first floor changed hands for $3.19 million ($892 psf).
Prior to that, a duplex unit was transacted in March 2006. The 3,272 sq ft unit on the third floor was sold for $1.06 million ($324 psf).
