A portfolio of five retail assets comprising two HDB coffeshops, an HDB shophouse and two strata-titled retail units has been put up for sale via an expression of interest (EOI) exercise. The assets, located across Tanjong Pagar, Orchard Road, Marine Parade and Jurong East, have a combined strata area of 10,151 sq ft.
The portfolio has a guide price of $30.92 million. The assets can also be purchased individually, with prices for individual units ranging between $4 million and $10 million, says CBRE, which is marketing the portfolio.
The portfolio includes two strata-titled retail units at The Centrepoint along Orchard Road and Parkway Parade in the Marine Parade area. The unit at The Centrepoint is on the second floor and has a strata area of 764 sq ft, while the Parkway Parade unit is on the fourth floor and measures 829 sq ft.
Two of the assets for sale are HDB shop units approved for coffeeshop usage. One is a second-floor unit at Tanjong Pagar Plaza with a strata area of 3,079 sq ft, while the other is a two-storey HDB shophouse at 262 Jurong East Street 24, spanning 3,681 sq ft.

The fifth and final asset in the portfolio is an HDB shophouse, also in Jurong East. Located at 348 Jurong East Avenue 1, the two-storey shophouse has a strata area of 1,798 sq ft and is close to the Yuhua Place Market and Hawker Centre.
The EOI will close on April 15 at 3pm.
