Stirling Residences scores on impressive scale

SINGAPORE (EDGEPROP) - Stirling Residences, a 1,259-unit condo along Stirling Road, has clinched  titles in three categories – Landscape Excellence, Top Development and Top Mega Development – at the EdgeProp Singapore Excellence Awards 2019 held on Oct 18. It is in fact the largest-scale, high-rise residential project in Singapore to use prefabricated prefinished volumetric construction (PPVC).

The development comprises three high-rise towers: two 40-storey blocks and one 38-storey building. The three towers will be raised 15m from the ground – an equivalent of five storeys – to free up more land for landscaping and amenities. This also allows for units from the 20th floor upwards to have views of the city skyline or the sea.

The freed-up land contributed to sufficient facilities that would cater to all age groups and lifestyles. At Stirling Residences, landscape features include three forest themes – the Fern Forest, Tropical Forest and Rain Forest. The developers have described these areas as “thriving with life”, with each offering residents “a pavilion where you can indulge in many possibilities”. The Tropical Forest, for instance, will be planted with beautiful and exotic flora.

Those with an active lifestyle can opt to swim laps at a 50m lap pool, or perform intense workouts at the gym. There will also be a well-manicured golf lawn for golf enthusiasts.

Residents can find refuge in the lifestyle amenities at the condo. These will include a fern grove, trekking hill, reading deck, spice garden and a canopy walk. For social activities, residents can host barbeque gatherings by the pool. Wellness amenities include massage pavilions and a meditation deck. For fun water options, residents can go to the aqua gym, or take a dip in the bubbling corner of a pool. Kids, meanwhile, can enjoy their playtime at the dedicated Kid’s Club and pool area.



Stirling Residences is a 51:49 joint-venture project between Logan Property and Chinese developer Nanshan Group. The two companies won the 99-year leasehold, 227,220 sq ft site on Stirling Road, off Commonwealth Avenue, with a top bid of $1.003 billion, or $1,051 psf per plot ratio (ppr). They beat 17 other bidders in May 2017, winning the first fully residential site that crossed the billion-dollar mark.

The bid price, which was considered high at the time, was surpassed two months later by a consortium led by Singapore-listed construction group Chip Eng Seng Corp, which won the Woodleigh Lane residential site 12 months ago with a bid of $700.7 million, or $1,100 psf ppr.

Stirling Residences, in District 3, is a seven-minute walk to Queenstown MRT Station on the East-West Line, while Ikea Alexandra is a 16-minute walk from the condo.

One-bedroom units at Stirling Residences, starting from 441 sq ft, make up 227 (18%) of the units. Two-bedroom units comprise 687 (55%) of the units, from 624 to 764 sq ft. Another 339 units (27%) are a mix of three- and four-bedroom units of 883 to 1,346 sq ft. There are just six 4-bedroom penthouses, of 1,959 to 1,970 sq ft.

The latest transaction at Stirling Residences was for a 441 sq ft unit on the 15th floor, which was sold for $910,000 ($2,062 psf) on Oct 13. On the same day, another 441 sq ft unit on the 13th floor was sold for $902,000 ($2,044 psf). The highest psf price fetched so far at the condo was $2,223, where the owner paid $981,000 for a 441 sq ft unit on the 36th floor in August 2018. As at Oct 22, 858 units have been sold at the development, according to caveats lodged with the URA.
