A strata semi-detached house at Parkwood Collection in Hougang will be on the block at SRI’s upcoming property auction in August. The property will be offered with vacant possession at a guide price of $4.2 million, which translates to a price of $931 psf on its floor area of 4,510 sq ft.

A mortgagee sale, this is the second time that the 99-year leasehold property will be offered for sale via auction. The house previously appeared in SRI’s June auction at the same guide price.

The house is a three-storey property with an attic and basement. The first floor features a spacious open-plan living and dining area, wet and dry kitchens, a bathroom and a yard. The second and third floors contain four en suite bedrooms, while the attic offers a fifth bedroom, a common bathroom, a library, a family room and an open roof terrace. The property also includes lift access to all levels, including the basement, which houses a helper’s room, a toilet and a private carpark.

Part of Parkwood Collection, a 53-unit strata-landed housing project by UnitedLand Development, the home sits within a development comprising 50 semi-detached and three terraced houses.

Located on Lorong 1 Realty Park, off Upper Serangoon Road and Hougang Avenue 2 in District 19, the project was completed in 2022. It is located within walking distance to Hougang MRT Station on the North-East Line. Nearby lifestyle hubs include Hougang Mall on Hougang Avenue 10, The Midtown at Upper Serangoon Road and Buangkok Square Mall at Buangkok Link.

Based on URA caveats, the most recent sale of a semi-detached house at Parkwood Collection took place on April 22, when a 6,469 sq ft unit was transacted for $5.5 million ($850 psf). An earlier transaction in December last year saw a 4,510 sq ft property sold for $4.112 million ($912 psf).
