Tengah Garden Residences draws 1,300 groups at preview, with prices from $1,779 psf

About 1,300 groups visited the sales gallery of the 863-unit Tengah Garden Residences over the weekend of April 11–12, ahead of its official launch on April 25.

The joint development by Hong Leong Holdings, GuocoLand and CSC Land Group marks the first fully private condominium in Tengah New Town.

The 99-year leasehold Tengah Gardens Residences will feature about 3,000 sqm (32,292 sq ft) of commercial space, including shops and eateries on the first level, and will have doorstep access to Hong Kah MRT Station on the Jurong Region Line, says Mark Yip, CEO of Huttons Asia.

Tengah Garden Residences comprises one- to four-bedroom units ranging from 485 sq ft to 1,260 sq ft. Indicative prices start from $980,000 ($2,025 psf) for one-bedroom units, $1.11 million ($1,779 psf) for two-bedders, $1.588 million ($1,993 psf) for three-bedders, and $2.288 million ($2,025 psf) for four-bedders.

Analysts view the project’s pricing as competitive within the broader suburban, or Outside Central Region (OCR), market.

“The project’s entry price of $1,779 psf for two-bedroom units is comparable to some executive condominium (EC) launches, which helped draw interest from prospective buyers,” notes Huttons’ Yip.

At a media briefing on April 6, Betsy Chng, head of sales and marketing at Hong Leong Holdings, says affordability was a key consideration in structuring the unit mix and pricing.

“With the market’s increasing interest in well-connected, future-ready estates, Tengah is expected to attract a broad spectrum of homebuyers over time,” she adds.
