Three-bedder at The Sixth Avenue Residences selling for $3.38 mil

SINGAPORE (EDGEPROP) - A three-bedroom apartment at The Sixth Avenue Residences will be put up for sale by auction on Nov 17. The property is located along Sixth Avenue, off Bukit Timah Road, in prime District 10. It is an owner’s sale, according to Tricia Tan, Knight Frank Singapore’s deputy director of auction and sales, who is handling the auction of the property.

The unit measures 1,582 sq ft, which means the guide price works out to $2,137 psf. Based on caveats lodged, the unit was previously purchased for $2.07 million ($1,308 psf) in October 2009. It is a ground-floor unit with a generous private enclosed space overlooking the pool, which Tan says is ideal for hosting guests. The space is accessible through sliding doors from the living area.

The apartment also has dry and wet kitchens and a utility area adjacent to a helper’s room and bathroom. In addition to the en suite master bedroom, two other bedrooms share a common bathroom.



The Sixth Avenue Residences is a freehold development that was completed in 2009. It was developed by a joint venture between Keppel Land and Singapore Land Group. There are 175 units spread across seven low-rise blocks spanning five storeys each. Units comprise a mix of two-, three- and four-bedroom apartments starting from 969 sq ft and going up to 3,810 sq ft.

The low-density nature of the development is one of the property’s key appeals, says Tan. The residential blocks occupy a 172,825 sq ft site equipped with full condominium facilities, including two 50m lap pools, a tennis court, a clubhouse with a gym and a function room, a multi-purpose hall and a jogging track.

Several units at The Sixth Avenue Residences have changed hands this year, based on caveats lodged. The most recent transaction was on Sept 28, when a 1,787 sq ft unit was sold for $3.18 million ($1,777 psf). On Sept 27, a 1,367 sq ft unit was sold for $3.08 million ($2,253 psf). This transaction marked a new psf price high for the development and the third time a sale has crossed the $2,000 psf threshold. The first time it crossed that level was in April, when a 1,432 sq ft unit was sold for $2.88 million ($2,012 psf).

Seven other resale transactions have occurred at The Sixth Avenue Residences this year. The units sold measure between 1,356 sq ft and 3,165 sq ft, with prices ranging from $2.66 million to $4.45 million on an absolute basis or between $1,394 and $2,047 psf.

Tan expects keen interest in the apartment, given its prime location and that it is within walking distance to the Sixth Avenue MRT Station on the Downtown Line. It is also less than a 10-minute drive to Holland Village and shopping centres like The Grandstand at Turf Club Road, Bukit Timah Plaza at Jalan Anak Bukit and Coronation Shopping Plaza on Bukit Timah Road.

The property will appeal to families with school-going children because it is near Raffles Girls’ Primary School on Hillcrest Road, Nanyang Girls’ High School on Linden Drive and Henry Park Primary School on Holland Grove Road.
