A three-room flat at 96 Dawson Road changed hands for $920,000 in June 2026, making it the highest-priced three-room HDB transaction recorded in Queenstown.
The 63 sq m (678 sq ft) flat is located between the 25th and 27th storeys. Its price works out to $1,357 psf, with about 94 years and five months remaining on its lease.
The transaction surpassed a $900,000 sale at the neighbouring block of 95 Dawson Road in May. That flat was of the same size but located on a higher floor, between the 31st and 33rd storeys.
The block at 96 Dawson Road comprises 284 flats, including 136 three-room units, 74 four-room units and 74 five-room units.
The transaction is also among the most expensive three-room HDB resale deals recorded in Singapore. At $920,000, it is behind only the $930,000 sale at 115C Alkaff Crescent in October 2025.
Other recent three-room transactions at or above $900,000 include a $910,000 sale at 10B Boon Tiong Road, a $900,000 deal at 95 Dawson Road and another $900,000 transaction at 101A Bidadari Park Drive. The Dawson flat’s smaller 678 sq ft floor area resulted in a comparatively high price of $1,356 psf, just below the $1,364 psf achieved by the Boon Tiong Road unit.
The property is within 800m of Queenstown MRT Station, while Redhill MRT Station is also accessible within walking distance. The block’s surrounding amenities include Dawson Place and supermarkets operated by Sheng Siong, FairPrice and FairPrice Finest.
Queenstown Primary School is within 1km, while five other schools are within 2km. Alexandra Park Connector provides nearby recreational space.
