SINGAPORE (EDGEPROP) - A freehold penthouse at Vibes @ Kovan, located along Kovan Road in District 19, is on the market for $898,000 ($1,193 psf) via private treaty, according to Edmund Tie, which is handling the sale.

Spanning 753 sq ft, the penthouse unit is on the fifth floor of the development and comprises two bedrooms. The master bedroom is located on the upper level of the unit, and also has a roof terrace with jacuzzi, says Joy Tan, head of auction and sales at Edmund Tie. The unit also has unblocked views of the Kovan estate, she adds.

The unit last transacted in March 2011 for $873,500 ($1,159 psf), based on caveats lodged with URA. Tan believes the unit will be attractive to owner-occupiers and investors due to its “very convenient and accessible location”. The development is close to Kovan MRT Station on the North-East Line and Serangoon MRT Interchange Station on the North-East and Circle Lines. It is also near schools such as Paya Lebar Methodist Girls’ School, St Gabriel’s Primary School and Maris Stella High School, and recreational facilities like Kovan Sports Centre and Serangoon Sports Centre. Modern Montessori Child Care is nearby that could cater to homeowners with younger children, Tan adds.

She also says that there has been a “healthy” level of enquiries from the public, despite Covid-19 dampening market sentiments. Most of those who are interested are potential owner-occupiers as the development is near a wide range of amenities, eateries and malls.

Tan estimates that the unit in the development can fetch rentals of $2,100 per month, based on recent caveats lodged with URA.

Completed in 2014, Vibes @ Kovan comprises 34 units across five storeys. The most recent transaction at the development was on Aug 31, when a 786 sq ft unit on the fifth floor transacted at $845,000 ($1,075 psf). On July 17, a 441 sq ft unit on the second floor was sold for $600,000 ($1,360 psf).
