The Watergardens at Canberra showcases resort-style elegance

The Watergardens at Canberra has clinched wins for Design Excellence and Top Development at the EdgeProp Singapore Excellence Awards (EPEA) 2025 under the completed projects category. The wins add to the three awards the development picked up at the EPEA 2022 (Innovation Excellence, Landscape Excellence and Sustainability Excellence), when it was still under construction. The development was completed at the end of last year.

Developed by United Venture Development, a joint venture between UOL Group, Singapore Land Group and Kheng Leong Company, the 448-unit development occupies a 296,719 sq ft site along Canberra Drive. The developers secured the 99-year leasehold plot through a Government Land Sale tender in March 2020 for $270.2 million, or approximately $650 psf per plot ratio.

Comprising sixteen five-storey blocks, The Watergardens has two- to four-bedroom units ranging from 646 sq ft to 1,528 sq ft. All units were fully sold less than two years after the development’s launch in 2021, fetching an average price of $1,446 psf.

The Watergardens is located within the relatively new Canberra estate in District 27, located between Sembawang and Yishun in the northeast of Singapore. Located along Canberra Drive, the development is tucked between landed residential enclaves off Sembawang Road and HDB blocks adjacent to the nearby Canberra MRT Station.

Other amenities close to the condo include malls such as Canberra Plaza, Northpoint City and Sun Plaza, along with recreational facilities such as Sembawang Hot Spring Park and Sembawang Park. There is also a publicly accessible childcare facility at The Watergardens serving young families in the vicinity.

Resort-style living

The Watergardens’ site features an irregular shape with sloping terrain. The architects appointed by the developers, P&T consultants, embraced the topography by placing blocks at different levels, alongside tiered pools and layered gardens. The result is a serene environment that accentuates a seamless connection between water, greenery and architecture.

The residential blocks have a clean, modern design, with the exteriors of the blocks painted with a darker tone on the first floor and a lighter tone on the upper storeys to create a floating effect. The facade also includes sun-shading structures, along with grey-tinted laminated glass that protects residences against heat.

The blocks are oriented to maximise natural wind flow, with each unit equipped with a generous balcony that further enhances ventilation. Pools and other facilities are nestled within lush landscaping between and around the blocks, creating a resort-like atmosphere.

Designed by STX Landscape Architects, The Watergardens has three distinct landscaped zones: a Forest Pool zone, a 50m lap pool zone and a recreation lawn area. The Forest Pool zone features the largest cluster of recreational pools and includes a water jet terrace, water slides, an aqua gym, a function space and entertainment rooms.

The 50m lap pool includes a jacuzzi alcove and a cabana deck and is flanked by the gym on one end and two more function rooms on the other. Meanwhile, the recreation lawn area offers an open green space adorned with flower gardens, as well as a grill pavilion and water hammocks.

More amenities are available across the condo grounds, including an outdoor chess garden, an urban farm area, a reflexology trail, a jogging trail, multiple dining pavilions and a yoga lawn. The various spaces are linked by scenic pathways decorated with diverse plantings that reinforce the resort setting.

Lim Koon Park, founder of architecture firm Park + Associates and one of the EPEA judges this year, commended The Watergardens’ clever use of landscaping. Instead of large communal areas, smaller pockets of activity and social spaces were created, he says.

Designed for every lifestyle

The residences at The Watergardens cover a wide variety of configurations and sizes to suit different users’ needs. In addition to the typical two-bedroom units that measure 678 sq ft, there are also two-bedroom premium units that start from 721 sq ft and two-bedroom premium plus study units that start from 797 sq ft. Similarly, three-bedders, which start from 904 sq ft, also have three-bedroom-plus-study layouts from 1,012 sq ft and three-bedroom premium plus study layouts from 1,109 sq ft.

Thoughtful features were integrated into the units, such as double-volume living and dining areas for two-bedroom premium units and above, located on the fifth floor. Two-bedroom premium plus study units and above have fully enclosed kitchens, while four-bedroom units also feature a utility room.

The interiors, conceptualised by Index Design, reflect meticulous attention to detail and are crafted to suit different buyer profiles. Two-bedroom units feature a cool colour palette ideal for smaller households, while larger units adopt warm, inviting tones suited for family living. The main living areas feature flooring with a marble effect, while the flooring in the bedrooms has a timber-looking finish. In the master bathrooms, curved mirror features add a subtle elegance.
