Officially labeled as the CBD outside the city center, Jurong East has gone beyond just being a residential town in the west region of Singapore. Jurong's development started in the 1970s, following the building of estates such as Boon Lay, Bukit Batok and Teban Gardens. Jurong East, with its 4 malls, hotel, library and tourist attractions is fast becoming the next hot tourist hotspot. On top of that, Jurong East is also close to top educational institutes like Nanyang Technological University (NTU), Jurong Junior College (JJC), Ngee Ann Polytechnic (NP) & National University of Singapore (NUS). There is even a direct bus to Aeon shopping mall in Johor (where an A&W is!).

History & Origins
Jurong is a fascinating piece of Singapore's history having undergone the transformation from swampland to industrial estate in the 1960s to a self-sufficient and thriving town today. in 2008, Mr Mah Bow Tan, then Minister for National Development announcement that a 360 hectare area would be set aside in Jurong to be the largest commercial hub outside the city in Singapore. With such rapid developments and with more just around the corner, it's no wonder the Jurong Gateway precinct is a hot area for property owners and investors today.

There are currently 23,897 flats in Jurong East, housing around 78,000 residents. Residents can enjoy the revitalization of the Jurong Lake District under the ‘Remaking Our Heartland program’, which will transform the town into a new regional center. The current prices in the area are surprisingly low given the public announcements of future developments in the area, with an average per square foot price of just $784 at time of writing. With 6 new condo launches in the pipeline for the area (Vision Exchange, J Gateway, Lake Grande, Lake Life, Lakeville & Westwood Residences), it is prime time for investors looking to make some serious capital gain in the next decade or so as the region develops.

Transportation & Connectivity
Jurong East is served by 2 MRT stations – Jurong East (NS1/EW24/JE5) and Chinese Garden (EW25). Jurong East Bus Interchange boasts 23 services including 41, 49, 51, 52, 66, 78, 79, 97, 97e, 98, 98M, 105, 143, 143M, 160, 183, 197, 333, 334, 506, CW3, CW4 & CW4S. 5 future MRT stations are also in the pipeline, these are Jurong Pier (JS12), Bukit Batok West (JE3), Toh Guan (JE4), Jurong Town Hall (JE6) & Pandan Reservoir (JE7).

There are 3 Primary schools and 4 Secondary schools in Jurong East. They are Commonwealth Secondary School, Crest Secondary School, Fuhua Primary School, Jurong Primary School, Jurongville Secondary School, Shuqun Secondary School and Yuhua Primary School.

Jurong East boasts 4 major malls interconnected by sheltered walkways and linked directly to Jurong East MRT Station. These are Big Box Singapore, Westgate, JEM and Jcube. Another mall, IMM, can be reached via a free shuttle bus from Westgate. JEM’s name is a wordplay reference of the mall as the crown jewel of Jurong and Singapore’s west region. It is Singapore's third largest suburban mall housing 240 units over 818,000 square feet of retail space across six levels. Major retailers include Robinsons (clothing), FairPrice Xtra (supermarket), Cathay Cineplexes (cinema), Cookhouse by Koufu (food), H&M (clothing), Uniqlo (clothing) and Courts (furniture and electronics).

Residents of Jurong East can pick from a wide array of recreation and sporting choices, ranging from the sporting facilities at Jurong East Sports and Recreation Center, the 9 parks/gardens (Jurong Lake Park, Pandan Gardens Park Connector, Jurong Park Connector, Toh Guan Neighborhood Park, Pandan Gardens Leisure Park, Pandan Reservoir Fitness Corner, Jurong Country Club, Hong Kah East Neighborhood Park, Yuhua Village Neighborhood Park) to the 3 iconic tourist attractions (Science Centre, Snow City and Chinese Garden).

URA Master Plan
Based on URA's Master Plan, major changes are going to enhance Jurong East in the near future. There are already plans to build at least 3 blocks of high rise offices, a 2800 room hotel cluster, a new waterway park (with its very own Lakeside village) as well as a new edutainment attraction. Other proposed developments will include a revamped Science Center, Waterfront hotels, improved public parks & spaces & a large area for medium rise retail & office spaces.
