Luxury Orchard condo Four Seasons Park sets new record high of $3,664 psf
Among private non-landed residential developments that set a new psf-price high during the week of June 2 to 9, Four Seasons Park topped the list at $3,664 psf. The new high at the luxury condo followed the sale of a 3,821 sq ft, four-bedroom unit on the 24th floor for $14 million on June 4.
The deal marks the second time a unit at the freehold development has transacted above the $3,600 psf threshold. It also marks a 1.6% increase over Four Season Park’s former record high of $3,605 psf, established with the sale of a 2,260 sq ft four-bedder for $8.15 million in September 2025.

Completed in 1994, the 202-unit Four Seasons Park is located on Cuscaden Walk, just off Orchard Boulevard and directly opposite the Four Seasons Hotel Singapore. The development comprises three residential blocks, with three- to five-bedroom units ranging from 2,874 sq ft to 7,772 sq ft.
Orchard MRT Interchange is within a seven-minute walk, while a host of retail and lifestyle amenities along the Orchard Road shopping belt — including Shaw House, ION Orchard and Wheelock Place — are about five minutes away on foot.
Four Seasons Park’s average resale price remains below that of several neighbouring developments. Based on caveats compiled by EdgeProp Singapore, the condo has averaged $3,383 psf over the past 12 months. This trails newer projects such as Boulevard 88 and Tomlinson Heights, which average $4,116 psf and $3,932 psf, respectively.
Second on the list of project highs for the week is The Regency at Tiong Bahru in District 3. The freehold condo established a new high of $2,561 psf when a 1,281 sq ft three-bedder fetched $3.28 million on June 8. It surpasses the previous price peak of $2,411 psf, achieved in September 2023 when a similarly sized three-bedroom unit changed hands for $3.09 million.

The average price of units at The Regency at Tiong Bahru has steadily risen over the past few years.
The development logged eight resale transactions in 2023 at an average price of $2,265 psf. In comparison, it saw three resale deals last year, averaging $2,337 psf. The unit, sold on June 8, is the first resale deal recorded at the development this year.
Located in the heart of Tiong Bahru estate, The Regency is close to the cluster of cafes, eateries and shops along Yong Siak Street, Chay Yan Street and Moh Guan Terrace. Completed in 2010, the 158-unit development comprises two 35-storey towers with two- to four-bedroom units ranging from 926 to 1,636 sq ft.
Meanwhile, Verticus in the Balestier area clinched the third spot for new psf-price highs. A 936 sq ft three-bedder on the 23rd floor was sold for $2.28 million on June 9, setting a new record of $2,435 psf for the development.
The transaction edges out Verticus’ previous high of $2,387 psf, which involved the sale of a 775 sq ft, two-bedroom apartment on the 21st floor for $1.85 million.
Verticus is a freehold development situated along Jalan Kemaman, off Balestier Road in prime District 12. The 162-unit, 28-storey apartment block was completed in 2024. The units are a mix of one- and two-bedders with sizes from 441 to 775 sq ft.

Caveats lodged show that the development has seen just one other resale transaction this year. On May 29, a 700 sq ft two-bedder fetched $1.62 million, or $2,315 psf.
Last year, Verticus logged six resale deals at an average price of $2,279 psf. The apartments, ranging from 678 sq ft to 775 sq ft, were sold at between $2,064 psf and $2,387 psf.
There were no new psf-price lows recorded for the week.
