1919 reaches new high of $2,283 psf

SINGAPORE (EDGEPROP) - 1919, a freehold condo on Sophia Road in prime District 9, topped the list of condos that saw a new psf-price high between Aug 8 and 15. This was achieved with the sale of a 560 sq ft, one-bedroom-plusstudy unit on the fifth floor for $1.278 million, or $2,283 psf, on Aug 11. The transaction beats the previous high of $2,233 psf set in September 2013, when a 560 sq ft unit changed hands for $1.25 million.

Based on caveats lodged with URA, the unit sold on Aug 11 had been purchased by the seller from the developer in July 2012 for $1.184 million ($2,115 psf). This means they made a gain of $94,000 on the transaction.

1919 is a development by Aurum Land — the property development arm of construction and civil engineering group Woh Hup Holdings — which was completed in 2015. The development is a collection of 75 black-and-white apartments in the Mount Sophia neighbourhood. Units start from one-bedroom-plus-study apartments of 560 sq ft, going up to three-bedders of 1,302 sq ft.

The unit sold on Aug 11 is the second resale transaction recorded at 1919 to date this year. Prior to this, a 678 sq ft unit on the second floor fetched $1.38 million ($2,035 psf) on Jan 17.

Adana @ Thomson also achieved a new psf-price high during the period in review with the sale of a 560 sq ft unit for $1.082 million, or $1,933 psf, on Aug 11. The seller of the two-bedroom unit on the fourth floor had purchased it from the developer in July 2017 for $944,200 ($1,687 psf), which means they made a gain of about $138,000 on the sale. The transaction beats the previous psf-price high at Adana @ Thomson logged in July, when a 560 sq ft apartment was sold for $1.08 million or $1,930 psf.

Adana @ Thomson is a freehold condo on Old Upper Thomson Road in District 20 that was completed in 2018. The 74-unit condo was developed by Fortune Realty, which is also the developer of other condos such as the 96-unit RV Suites on River Valley Road, as well as the 67-unit The Mercury and the 108-unit RV Edge on Shanghai Road. Units at Adana @ Thomson include two-, three and four-bedders between 560 and 1,152 sq ft.

Another development that hit a new psf-price high is Flamingo Valley, a freehold condo on Siglap Road in District 15. A three-bedroom apartment on the fourth floor measuring 1,238 sq ft changed hands for $2.35 million, or $1,898 psf, on Aug 10. The transaction surpasses the previous record of $1,891 psf registered in March when a 1,216 sq ft unit was sold for $2.3 million.

Flamingo Valley was completed by Frasers Property in 2014 with 393 residential units. Apartments comprise one- to four-bedders between 517 and 3,111 sq ft. The development is located on Siglap Hill, surrounded by landed housing neighbourhoods including the Opera and Frankel estates.

No new psf-price lows were recorded during the period in review.
