The Collective at One Sophia topped the list of condos to hit a new psf-price high over the week of Jan 27 to Feb 3. A two-bedroom unit measuring 764 sq ft on the 18th floor was sold by developers for $2.29 million, or $2,996 psf, on Feb 1.
The deal surpasses The Collective at One Sophia’s previous psf-price high of $2,917 psf that was established last November, when a 484 sq ft one-bedder fetched $1.41 million.

Situated in prime District 9, The Collective at One Sophia is the residential component of One Sophia, a mixed-use development along Sophia Road that also includes offices and retail units. The 99-year leasehold condo features twin 19-storey towers comprising 367 units. It consists of studios to three-bedroom unit layouts, ranging from 430 to 1,249 sq ft.

Launched for sale in November 2024, the development has since sold 93 units at an average price of $2,801 psf, based on caveats lodged as of Feb 10. The highest absolute price achieved at the development was for a 1,023 sq ft, three-bedroom apartment on the eighth floor, which developers sold for $2.91 million, or $2,850 psf, in February last year.
The condo is within walking distance of four MRT stations: Dhoby Ghaut Interchange on the North-South, North-East and Circle lines, Bencoolen and Rochor MRT stations on the Downtown Line, and Bras Basah MRT Station on the Circle Line. It is also close to the School of the Arts, St Margaret’s School (Primary), Singapore Management University and Nanyang Academy of Fine Arts. Other nearby amenities include malls such as Plaza Singapura and 313@Somerset.
Freehold condo Viva also achieved its highest psf-price during the period in review. A 1,346 sq ft three-bedder on the 20th floor changed hands for $3.75 million, or $2,787 psf, on Jan 30. This is marginally more than its previous record set in January last year, when a 1,526 sq ft, three-bedroom unit changed hands for $4.22 million, translating to $2,761 psf.

Sitting along Suffolk Walk in Novena, Viva is a 235-unit condo that was completed in 2012. It has four blocks of up to 30 storeys housing two- to four-bedroom units spanning 957 to 1,991 sq ft.
The condo’s transacted prices have risen over the past year. In 2025, it recorded five resale deals with an average price of $2,637 psf. This is over 5% higher than the year before, when prices averaged $2,501 psf across five transactions. In terms of absolute price, the top transaction at Viva occurred when developers sold a 6,340 sq ft, five-bedroom duplex penthouse for $7.88 million, or $1,242 psf, in 2010.
The condo is within walking distance of Novena MRT Station on the North-South Line, as well as malls such as United Square, Goldhill Plaza Mall and Velocity@Novena Square. The Orchard Road shopping belt is less than a 10-minute drive away.

Meanwhile, The Hermitage also hit a new psf-price peak during the week in review. A 775 sq ft, two-bedroom apartment on the third floor changed hands for $1.81 million, or $2,333 psf, on Jan 28. This beats the condo’s previous high of $2,210 psf, which came from the sale of a 818 sq ft two-bedder on the eighth floor for $1.81 million in November 2023.

The development’s highest absolute price came from the resale of a 1,862 sq ft, two-bedroom penthouse on the 10th floor for $2.76 million ($1,482 psf) in August 2024.
The Hermitage is a 32-unit freehold boutique development on Sarkies Road, off Bukit Timah Road in District 10. Completed in 1999, the 10-storey development houses two-bedders from 732 to 936 sq ft. There are also two duplex penthouses measuring 1,862 and 2,067 sq ft, respectively. Both penthouses are also two-bedders.
The Hermitage is close to Newton MRT Station on the North-South and Downtown lines, while Anglo-Chinese School (Primary) is within 1km of the development. Amenities nearby include shopping malls such as Balmoral Plaza, Goldhill Plaza Mall and United Square Shopping Mall, as well as Newton Food Centre.
No project lows were recorded during the week.
