A majestic pair of 2½-storey detached houses on Broadrick Road, collectively developed as The Courtyards, scored the Top Landed Development award at the EdgeProp Singapore Excellence Awards (EPEA) 2025. The freehold landed project was developed by The Land Managers, a boutique investment and development firm founded by Andy Lim in 2020. The company is the real estate and development arm of John Lim Family Office.
The project features five-bedroom homes. The largest house is 12A Broadrick Road, which sits on a 6,591 sq ft plot and has a built-up area of 9,385 sq ft. Meanwhile, the house at 12L Broadrick Road sits on a 6,338 sq ft plot with a built-up area of 9,256 sq ft.

According to caveats, 12A Broadrick Road was sold for $18 million ($2,731 psf) last July, which set a new psf price benchmark in the Broadrick Road landed enclave. The other property is still available for sale.

The panel of judges this year awarded the project high marks for its overall design excellence, particularly for its blend of modern and colonial-inspired aesthetics. The project’s top-notch interior aesthetics and finishes, as well as its sustainability excellence, also contributed to its high score.
Designed by Lua Architects Associates, the design of The Courtyards pays tribute to the heritage of landed homes in the Mountbatten Road estate, where many of Singapore’s old wealthy families built prime beachfront homes in the 19th and 20th centuries. Thus, the design concept combines elements of colonial-era black-and-white bungalows with a modern touch.

"For me personally, real estate is about more than just structures; it's about the stories and history embedded within a place. With The Courtyards, our vision was to create a dialogue between the site's rich heritage and the needs of contemporary living. This approach is central to our philosophy: we believe in weaving the narrative of the past into a modern design, creating spaces that are not only functional but livable as well," says Lim.
The two houses are mirror images of each other, with designs that revolve around their respective elliptically shaped lap pools. Viewed together, their combined layout recalls the form of traditional heritage shophouses, which typically feature an internal courtyard and air well to bring in light and ventilation. The Courtyards reinterprets this architectural element as a central design feature — and it is from this concept that the project takes its name.
Another key feature is the Schindler glass lift, enclosed within a shaft clad in Parklex laminate panels made from real wood veneer. The design complements the building’s black-and-white façade while offering durability and easy maintenance.
All the interior finishings and fittings are the same across both houses, and Lim spared no effort to ensure that the interior design of each house matched its majestic exterior. He flew to Carrara, Italy to personally select the marble that is used for the living and dining room, as well as the feature wall in each master bathroom. He shares that the selection of this elegant marble is visually stunning and offers a luxuriously smooth surface that enhances the overall ambiance of the space.

Interior design studio Sojonohun also worked closely with the developer to achieve a sense of timeless elegance throughout the living areas. Caesarstone kitchen countertops were chosen for their durability and refined aesthetic, while bathrooms were fitted with sanitary ware from Hansgrohe and Duravit.
The private living quarters are separate from the guest and entertainment spaces on the first floor, with the master bedroom suite and three bedrooms on the second floor. The attic consists of the junior master suite and an ensuite bedroom which leads to an outdoor balcony.
Overall, the open plan layouts facilitate airflow throughout the residence, ensuring a more comfortable indoor environment while reducing overall energy usage. This project also integrates energy-efficient water heaters powered by solar panels to reduce electricity consumption.
