Stellar @ Tampines wins Top Industrial Development Award

Stellar @ Tampines, a B2 industrial project by mainboard-listed Soon Hock Group, has taken home the Top Industrial Development award at the EdgeProp Singapore Excellence Awards (EPEA) 2025.
This is the second year an industrial project in Singapore has been recognised by EdgeProp Singapore’s annual property awards. The Top Industrial Development award was introduced last year to celebrate excellence in the industrial real estate market.
The triumph also coincided with Soon Hock Group’s debut on the Singapore Exchange on Oct 16. The group’s IPO of $48.1 million was 9.8 times subscribed, according to an announcement on Oct 15. The group is one of Singapore’s most established industrial and commercial developers; its completed industrial projects have a combined gross development value of more than $1 billion.

The company has earned a reputation for designing and developing projects that integrate beautiful architecture and top-of-the-line building specifications. Designed by Kyoob Architects, Stellar @ Tampines continues this standard with a contemporary architecture, a design that emphasises spatial efficiency and vibrant shared spaces.

Seamless connectivity

Located at 12 Tampines North Drive, Stellar @ Tampines is a nine-storey ramp-up factory building with 307 production units. The development is close to key logistics and business hubs, such as industrial estates Tampines and Changi South and Changi Airport.
A standout feature of the project is the design of the ground floor, which features the Stellar Promenade — a 24-hour pedestrian linkway that connects Tampines Ave 10 to Tampines North Drive 4. Four F&B units on the ground floor add to the street-level vibrancy and convenience.

The Stellar Promenade is conceptualised to promote seamless connectivity and active commuting. End-of-trip facilities include bicycle parking and shower facilities, and covered linkways connect to the nearby park connector.
The ground floor also features a first-of-its-kind design for an industrial development in Singapore – a central escalator that provides direct access to the second and third floors. It reduces reliance on passenger lifts and enhances accessibility for occupants and visitors.
In addition to being the newest industrial development in Tampines North, the exterior of Stellar @ Tampines features a vibrant façade of yellow and warm-toned palettes and accented with distinctive clean lines. This pop of colour adds to the building’s visual identity within the industrial zone.

Stellar @ Tampines also shines for its sustainable design and responsible construction practices. The development is set to receive the Green Mark Platinum — Super Low Energy rating (with Maintainability Badge). Its environmental design relies on passive strategies and mechanical systems to achieve this top-tier rating.
Some of the passive strategies include architecture that utilises natural daylight to illuminate interior spaces, as well as natural ventilation to cool parts of the building. Solar panels on the rooftop also contribute to offsetting the building’s overall electricity consumption.

Responding to the high adoption of electric cars, 265 units have been fitted with their own electric vehicle (EV) charging station, with the basement carpark is equipped with common EV charging stations. The building features a ramp-up vehicle access that provides service vehicles direct access to each unit and reduces the over-reliance on common service lifts.
The development of Stellar @ Tampines comes as Singapore transitions towards an Industry 4.0 mindset. This next leap in industry is synonymous with smart manufacturing, digitalisation, and using human-centred technology to improve products and processes.
The structure of Stellar @ Tampines prioritises spatial efficiency and long-term adaptability to a variety of industrial uses. Units have been designed with large column-free floor plates to accommodate logistics, light general manufacturing or technology-enabled operations.
