Estate sale of a pair of three-storey semi-detached houses in Telok Kurau going for $12.88 mil

A pair of freehold semi-detached houses in the Telok Kurau neighbourhood will be on the block under an esate sale at SRI’s upcoming property auction on Aug 20. The properties, which occupy a combined land area of approximately 9,092 sq ft, have a guide price of $12.88 million. This translates to $1,417 psf on the land area.

This is the first time that the properties will be offered for sale via auction.

The two semi-detached houses have built-up areas of 6,345 sq ft and 6,338 sq ft, respectively. Both properties span three storeys and collectively have a total of 10 bedrooms and 10 bathrooms. On the first floor, each semi-detached house features a car porch, a living hall, a dining area, a kitchen, a common bedroom and bathroom, and a backyard area. The second and third floors house the additional bedrooms.

The properties are expected to appeal to both developers and end-users, says Mok Sze Sze, managing partner of SRI Auction. The site offers potential for redevelopment into either a pair of semi-detached homes or a linked bungalow, subject to approval, she adds.

Located along Lorong G Telok Kurau in District 15, the properties are located within walking distance of eateries and amenities situated along Changi Road and Telok Kurau Road. Nearby lifestyle hubs include Parkway Parade, i12 Katong, Bedok Mall, PLQ Mall, and Singapore Post Centre.

Several schools are also located within a 1km radius of the site, such as CHIJ (Katong) Primary, Tao Nan School, Maha Bodhi School, and Ngee Ann Primary School.

The property is within walking distance of Kembangan MRT Station and enjoys connectivity to Bedok Reservoir and East Coast Park through the nearby Siglap Park Connector.

“Whether for redevelopment or to create a spacious multi-generational family home, this is a rare opportunity in a prime landed estate in the East,” adds Mok.

Based on URA caveats,  the most recent sale of a semi-detached house in the vicinity occurred on July 21 when a freehold property on Lorong G Telok Kurau fetched $5.4 million, or $1,732 psf on its land area of 3,118 sq ft. Before that, a freehold semi-detached house at Lorong J Telok Kurau changed hands for $5.95 million, or $2,040 psf on its land area of 2,916 sq ft.

Other recent sales include a terraced house on a 1,736 sq ft freehold plot on Telok Kurau Road that fetched $4.15 million ($2,390 psf) on July 10. A detached house occupying a freehold land area of 5,677 sq ft transacted for $8 million ($1,409 psf) on July 1.
