A five-room HDB flat at 126C Canberra Street was recently sold for $885,000 ($709 psf), marking a record high for five-room flats in the Sembawang HDB town. The 1,249-sq ft flat is part of EastDelta @ Canberra, an HDB project comprising 570 homes that feature a mix of four-room and five-room flats.

The recent transaction surpassed the previous high of $878,000 ($703 psf), set earlier in February by another five-room flat in the same block. The subject flat is located on the 10th to 12th storeys, while the earlier transaction involved a flat on the 13th to 15th storeys. However, both flats measure 1,249 sq ft and have a long remaining lease of approximately 94 years.

Among five-room flats in Sembawang, only five have fetched at least $870,000 (see Table 1). Interestingly, another five-room flat at 126D Canberra Street was also sold this month, albeit at a lower price of $870,888 ($697 psf).

The 1,249-sq ft five-room flats in EastDelta @ Canberra have a typical layout for such flats, featuring an en-suite master bedroom, two additional bedrooms, and a common bathroom. The flats also have a spacious dining and living area with an adjacent balcony (see Floor Plan 1).

Notably, all five flats that fetched at least $870,000 are part of the same HDB project as the subject flat. Hence, they are located a short walk from one another (see Map 1). Amenities within a 1 km radius include Canberra MRT Station, Canberra Plaza, Chongfu School and Yishun Neighbourhood Park.
