Singapore (EDGEPROP) – Outside the prime districts of 9, 10, and 11, District 15 is among the more popular districts with homebuyers. The district's popularity can be attributed to its seaside location and numerous nearby amenities.

Some popular malls and food centres in District 15 include Parkway Parade, 112 Katong, Roxy Square, Katong Plaza, and East Coast Seafood Centre. The district also has many reputable schools such as St. Stephen's School, CHIJ (Katong) Convent, Tao Nan School, Chung Cheng High School (Main), St. Patrick's School, Victoria School, Tanjong Katong Girls' School, and Victoria Junior College.

East Coast Parkway that runs through the whole district provides easy connectivity to the CBD and the rest of the island. Connectivity is expected to improve next year when Stage 4 of the Thomson-East Coast Line (TEL) is completed. Five TEL stations, namely Katong Park, Tanjong Katong, Marine Parade, Marine Terrace, and Siglap, are found in District 15.

We examined the sales listings on EdgeProp and identified several available landed homes in District 15 that have asking prices of $5 million or less.

Plenty of choices from Opera Estate



At the time of writing, there were 16 listings for landed homes in Opera Estate. Three of the listings are for freehold properties along Jalan Bangsawan with built-up areas of 1,200 to 2,570 sq ft.

Parents would love living on Jalan Bangsawan because the landed homes cluster around Bangsawan Park, which has a playground. Additionally, there are two primary schools within a 1km radius. Bedok MRT Station is the nearest MRT station, which is a short drive away. Furthermore, Bedok Mall and Bedok Interchange Hawker Centre are a short walk from the MRT station.

The most affordable listing for Jalan Bangsawan is a terrace home with an asking price of $3.2 million ($2,667 psf based on the built-up area or $2,297 psf based on land area). The most expensive listing is a corner terrace home with an asking price of $4.88 million ($2,440 psf based on the built-up area or $1,871 psf based on land area). Both freehold properties have four bedrooms.

Owners might also want to consider nearby Fidelio Street, which is also in Opera Estate. Fidelio Street is still within a 1km radius of Opera Estate Primary School and St. Stephen’s School. However, the properties along Fidelio Street are further from Bedok MRT Station and do not face Bangsawan Park. Children might want to head over to nearby Aida Park, which has a playground and a fenced-up football court.

At the time of writing, there were three listings for freehold landed homes along Fidelio Street. The listing with the lowest asking price of $3.28 million ($2,361 psf based on the built-up area or $2,356 psf based on land area) has three bedrooms, while the listing with the highest asking price of $4.68 million ($1,337 psf based on the built-up area or $3,232 psf based on land area) has six bedrooms.

Telok Kurau: Foodies’ paradise

The numerous Instagram-worthy eateries and cafes along Telok Kurau have not only increased the hip factor of the neighbourhood but also attracted many foodies from all over the island.

Parents will also be pleased to know that there are three popular primary schools nearby, namely CHIJ (Katong) Primary School, Haig Girls’ School, and Tao Nan School. Unfortunately, there are no active MRT stations in the neighbourhood, but connectivity to the area is expected to improve when Marine Terrace MRT Station from Stage 4 of the TEL is completed next year.

Homebuyers who live to eat may wish to consider the two sales listings for freehold cluster houses along Telok Kurau. One of the listings is for a property along Lorong L Telok Kurau, and the other listing is for a property along Lorong N Telok Kurau.

The property along Lorong L Telok Kurau is more affordable with an asking price of $4.1 million ($997 psf based on the built-up area and land area), while the property along Lorong N Telok Kurau has a higher asking price of $4.7 million ($919 psf based on the built-up area and land area). Both listings are for freehold properties with five bedrooms.

Own a piece of history

The listing for a shophouse along Cheow Keng Road might appeal to history buffs who are willing to stretch their budget. 112 Katong, Roxy Square, The Flow Mall, and Katong Plaza are within walking distance. Furthermore, there are also four primary schools and a secondary school nearby.

One drawback is the lack of a nearby active MRT station. However, this drawback will be rectified with the completion of Marine Parade MRT Station on the TEL next year.

At the time of writing, the shophouse along Cheow Keng Road was listed for sale with an asking price of $5 million ($2,569 psf based on the built-up area or $3,978 psf based on land area). The freehold property has three bedrooms.

Stronger price growth for freehold landed homes in District 15

The current average resale price for freehold landed residential properties in District 15 is $2,085 psf, which is higher than the average resale price of $1,870 psf for their islandwide counterparts but lower than the average resale price of $2,363 psf for landed houses in the prime districts of 9, 10, and 11.

However, price growth is strongest in District 15. Since 2012, the average resale price for freehold landed residential properties in District 15 has surged by 57%, compared to a comparatively weaker growth of 39% for similar properties in Districts 9, 10, and 11. The average resale price grew by 49% for islandwide freehold landed properties over the same timeframe.
