Earlier this month, a four-room HDB flat at 273A Bishan Street 24 was sold for $1.25 million ($1,222 psf), a record high for four-room flats in Bishan. Located on the 37th to 39th storeys, the 1,023-sq ft flat has a remaining lease of approximately 85 years. The flat is part of Natura Loft, a Design, Build and Sell Scheme (DBSS) project that features 480 homes comprising a mix of four-room and five-room flats.
The recent sale surpasses the previous high for four-room flats in Bishan. The earlier record-high transaction involved a 1,216-sq ft flat at 503 Bishan Street 11 that fetched $1.23 million ($1,011 psf) in April. This flat has a shorter remaining lease of around 63 years.
So far this year, 162 four-room flats in Bishan have been sold. Of which, only three have fetched above $1.1 million. Apart from the above-mentioned flats, the third flat that crossed the threshold is located at 275A Bishan Street 24 and is also part of Natura Loft. This 1,023-sq ft flat sold for $1.12 million ($1,095 psf) last month (see Table 1).

Natura Loft is a short walk to Bishan North Shopping Mall, Bishan-Ang Mo Kio Park, Catholic High School and Whitley Secondary School. The main drawback of this HDB DBSS project is the lack of a MRT station within walking distance, as the nearest station — the dual-line Bishan MRT Station — is more than 700 m away.
