An industrial building at Pandan Loop is up for sale via an expression of interest (EOI) exercise with a guide price of $45 million. Designated for B2 or heavy industrial use, the five-storey building has a built-up area of around 175,308 sq ft.
The property occupies a land area of approximately 70,323 sq ft, with a frontage of 62m along Pandan Loop.
All five floors of the building have a ceiling height of about 11.4m and are configured for chiller usage, with a total of 25 cold rooms. In addition, the cold rooms on levels 1, 2, and 5 can also function as freezers with temperatures as low as -30 degrees Celsius, offering versatile cold chain configurations.
Huttons Asia is handling the sale of the property. Jeremy Lim, chief advisory district director at the firm, notes that the building was constructed in 2015, making it “one of the buildings with the highest specifications in the area”.
The property has 16 loading bays, of which 14 can accommodate 40-foot containers. The remaining two accommodate 20-foot containers. There are also five cargo lifts.
Rey Song, district director at Huttons Asia, says the property’s specifications make it well-suited for logistics and F&B companies. “The state-of-the-art technology and features of the building reduce the need for further upgrades,” he adds.
The building is a 10-minute bus ride from the Clementi MRT Station on the East-West Line. It is also 1.8km away from the upcoming Pandan Reservoir MRT Station on the Jurong Region Line.
The EOI exercise will close on July 9 at 3pm.
