Sitting within the Opera Estate enclave in District 15, the plot spans approximately 17,413 sq ft. Based on the land area, the guide price translates to $1,436 psf.
“Situated on elevated ground within a quiet cul-de-sac, the property offers privacy, a serene environment and unblocked views,” says Nick Chan, associate director, investment sales & capital markets for Savills, which is marketing the property.
The residential site is zoned for two-storey, mixed landed use. Savills describes it as ideal for redevelopment, offering flexibility as buyers can either construct a bespoke detached residence or explore other options. For example, they may subdivide the land or develop cluster housing, subject to authorities' approval, says the firm.

“Its redevelopment potential will appeal to both end-users seeking a quality residence and developers looking to create a distinctive landed residential product,” adds Chan.
Nearby are the Bedok and Kembangan MRT stations on the East-West Line, with schools such as Opera Estate Primary School and St. Stephen’s School within a kilometer. Amenities such as Bedok Mall and Djitsun Mall are a short drive away.
The EOI exercise will close on Apr 22, at 3pm.
