Hong Leong Holdings to preview Tengah Garden Residences on April 11, prices to start from $980,000

Hong Leong Holdings is set to preview Tengah Garden Residences, its 863-unit development on Tengah Garden Avenue, on April 11, with sales bookings to commence on April 25. The project marks the first private residential condo in Tengah New Town, Singapore’s newest 700ha sustainable township.

The 99-year leasehold development offers one- to four-bedroom units that range from 485 to 1,260 sq ft.

Prices start from $980,000 or $2,025 psf for one-bedroom units, from $1.11 million or $1,779 psf for two-bedroom units, from $1.588 million or $1,993 psf for three-bedroom units, and from $2.288 million or $2,025 psf for four-bedroom units.

Tengah Garden Residences is jointly developed by Hong Leong, GuocoLand and CSC Land Group. It occupies a site the developers acquired in January 2025 through a Government Land Sale (GLS) tender. The Hong Leong-led consortium had submitted the top bid of $675 million, or $821 psf per plot ratio, for the plot, beating two other bidders.



Spanning a site area of 274,028 sq ft, Tengah Garden Residences comprises nine 16-storey residential blocks. It features a commercial podium with about 30,000 sq ft of retail space on the first floor, along with direct access to the upcoming Hong Kah MRT Station on the Jurong Region Line, which is slated for completion in mid-2028.

Facilities at the condo include two clubhouses, a children’s clubhouse, a gym, function rooms, and multiple sports and recreational amenities. The project has also achieved the BCA Green Mark Platinum Super Low Energy certification, the highest rating under the scheme.

Amenities in the area include retail malls such as Jem, Westgate and IMM. Schools, including the upcoming Anglo-Chinese Primary School, Princess Elizabeth Primary School, Swiss Cottage Secondary School, and Nanyang Technological University, are also within the area.

“As Tengah’s first private residential project with retail offerings, we see this as a rare opportunity to participate in the early growth phase of a new township, supported by strong infrastructure planning, and continuing focus on sustainable urban development,” says Betsy Chng, head of sales and marketing at Hong Leong Holdings.

She adds: “With the market’s increasing interest in well-connected, future-ready estates, Tengah is expected to attract a broad spectrum of homebuyers over time.”

Tengah Garden Residences is expected to obtain its temporary occupation permit in 2029.
