A 5-room flat at 445A Clementi Avenue 3 near Clementi mall has been sold for record high $1.58 million
A five-room HDB flat at 445A Clementi Avenue 3 was sold for $1.58 million in May 2026, setting a new resale price high for Clementi based on HDB resale caveats.
The unit spans 113 sq m, or about 1,216 sq ft, which translates to $1,299 psf. This is also a new PSF high for 5-room flats at Clementi. It is located on the 37th to 39th floor and has about 94 years and two months of lease remaining.

The pros and cons of the transaction at $1.58 million
The $1.58 million transaction exceeds the previous high of $1.51 million for a similar 113 sq m five-room flat at 445A Clementi Avenue 3. That unit, located on the 40th to 42nd floor, was sold in January.
It also surpasses two $1.5 million transactions recorded at 445B Clementi Avenue 3 in December 2025 and 445A Clementi Avenue 3 in March 2026.

Block 445A is part of the development at Clementi Crest, a 385-unit BTO development located along Clementi Avenue 3. It was launched in the May 2015 BTO sales exercise and obtained its temporary occupation permit in June 2020. The development reached its five-year minimum occupation period last year, allowing eligible flat owners to sell their units on the resale market.
Block 445A comprises 114 units of 4-room flats and 78 units of 5-room flats.
The block is within 800m of Clementi MRT Station on the East-West Line, providing direct access to key employment and education nodes such as Jurong East, Buona Vista, one-north and the city centre.
It is also near several retail amenities, including The Clementi Mall, NEWest, Grantral Mall @ Clementi and 321 Clementi. These malls complement the wider Clementi town centre, which offers hawker centres, shops, supermarkets and bus connections.
There are four primary schools within 1km: Clementi Primary School, Nan Hua Primary School, Pei Tong Primary School and Qifa Primary School. Other schools within 2km include Nan Hua High School, NUS High School of Mathematics and Science, School of Science and Technology, Singapore and Singapore Polytechnic.

The area could also benefit from the upcoming Cross Island Line. Based on EdgeProp’s analysis, both the future Clementi and West Coast MRT stations on the Cross Island Line are expected to be within 800m of the block.
The flat’s strengths are its long remaining lease, high-floor, proximity to Clementi MRT Station, nearby malls and access to the school belt. Future connectivity from the Cross Island Line adds to this.
Being a new record, this transaction comes at a relative cost. The unit is 8.8% above the block’s average price and 74.8% above the average psf price for five-room HDB flats in Clementi.

For buyers looking for an affordable option in Clementi, this unit may be on the pricey side. But for those prioritising a high-floor, young-lease flat in a mature estate with strong amenities and transport links, the $1.58 million transaction is supported by its attributes.
