A five-room flat at 96A Henderson Road was sold for $1.728 million in April 2026, setting a new record price for an HDB flat in Singapore. The block is part of the City Vue @ Henderson HDB development, where higher-floor units enjoy unblocked views towards the Greater Southern Waterfront.
The record-setting flat is located on the 46th to 48th floor and spans 113 sq m, or about 1,216 sq ft. This translates to approximately $1,421 psf. The flat has a remaining lease of 92 years and one month, with the lease commencing in 2019.

The latest transaction surpasses the previous HDB resale record set in February, when a five-room flat at 92 Dawson Road changed hands for $1.7 million, or $1,295 psf. That earlier record-setting flat measured 1,313 sq ft and had a remaining lease of about 89 years.
City Vue @ Henderson sits on the city fringe, between the mature residential estates of Tiong Bahru, Redhill and Bukit Merah, while remaining within easy reach of the CBD, Orchard Road and the Greater Southern Waterfront area. Its location also places it close to several major employment and lifestyle nodes.
To the east are Tiong Bahru and Outram, while Alexandra, HarbourFront and the wider southern corridor are a short drive away. This gives the project an appeal that extends beyond traditional HDB upgraders, particularly among buyers who want a central address without the budget constraints of private housing.
