June BTO launch to offer 6,900 flats, with nearly half expected to be Prime units

HDB will launch about 6,900 flats across seven projects in the June 2026 Build-To-Order (BTO) exercise. This will be the second BTO launch of the year, with the October exercise — the final launch for 2026 — projected to offer about 8,000 flats.

Based on the project mix, a substantial portion of the June launch is expected to fall under the Prime and Standard categories, says Lee Sze Teck, senior director of data analytics at Huttons Asia. About 2,170 flats (47.0%) are projected to be Prime flats, another 250 units (5.4%) Plus flats, and 2,200 units (47.6%) Standard flats.

Prime flats in Bishan and Bukit Merah

The two BTO projects in Bishan and Bukit Merah are likely to be classified as Prime flats. The Lakeview BTO project in Bishan is located near MacRitchie Reservoir and Marymount MRT Station on the Circle Line. It is expected to be the tallest development in the area, offering unobstructed views of the reservoir.

Given its central location and the classification of recent Bishan BTO projects as Prime, Lakeview is likely to fall under this category as well, says Lee.

The clawback subsidy could be similar to that of Mount Pleasant Crest at 12%. Prices for four-room flats may start from about $570,000. With a relatively large supply of flats, application rates among first-time buyers are expected to range between two and three applicants per four-room unit.

In Bukit Merah, the upcoming launch will mark the second BTO project on the former Keppel Club site. The development may be integrated with Telok Blangah MRT Station on the Circle Line and is located near major expressways, including the AYE, CTE and MCE — positioning it as one of the most attractive sites in the Berlayar housing precinct.

A new Telok Blangah market and hawker centre will be located across the road, while retail amenities are available one MRT stop away at HarbourFront and Labrador Park. Blangah Rise Primary School is also within a 1km radius.

The clawback subsidy could be similar to that of Berlayar Residences at 14%. Prices for four-room flats may start from about $580,000, with first-timer application rates estimated at around one to two applicants per unit due to the larger supply.

Plus flats in Ang Mo Kio

The two BTO projects in Ang Mo Kio are likely to be classified as Plus flats. Located near Mayflower MRT Station on the Thomson-East Coast Line, the projects are close to primary schools such as St Nicholas Girls’ Primary School and Ang Mo Kio Primary School, as well as several markets and hawker centres.

Prices for four-room flats may start from about $520,000. Given the relatively limited supply, competition is expected to be stronger, with first-time application rates potentially ranging from three to four applicants per unit.

Standard flats in Sembawang and Woodlands

Two Standard BTO projects will be launched in Sembawang North, a new housing precinct. These projects will bring the total number of flats offered in the area to about 4,700 — more than half of the planned 8,000 flats.

Located about a 10-minute walk from Sembawang MRT Station, the projects may also feature shorter waiting times, which could enhance their appeal to buyers. Prices for four-room flats may start from about $350,000, with application rates potentially below one.

In Woodlands, the upcoming launch will be the second BTO project in the Woodgrove area, following Woodgrove Edge, which was launched in February 2024. While several primary schools are located within a 1km radius, the site is situated further from an MRT station. Prices for four-room flats may start from about $330,000, with first-timer application rates estimated at between one and two applicants per unit.
