An executive flat in Ang Mo Kio just sold for $1.35 million – a record high despite remaining lease of 53 years

An executive HDB flat at 605 Ang Mo Kio Avenue 5 was just sold for $1.35 million ($705 psf), marking a new record high for such flats in Ang Mo Kio. This is despite the subject flat having a remaining lease of only 53 years, as its lease started in 1980. The short remaining lease could have been mitigated by the size of the flat, which measures a spacious 1,916 sq ft.
Additionally, the subject flat is located near several amenities, including Lentor MRT Station, Lentor Modern mall and Ang Mo Kio 628 Market. Schools within a 1km radius include Anderson Primary School, Mayflower Primary School, CHIJ St Nicholas Girls’ School (primary and secondary), Presbyterian High School and Yio Chu Kang Secondary School (see Map 1).

The transacted price for the subject flat surpasses the previous high of $1.32 million ($705 psf) set by a 1,873-sq ft flat at 422 Ang Mo Kio Avenue 3. As the lease of this flat started in 1979, it had a remaining lease of around 54 years when it was sold in August 2024.
The flat along Ang Mo Kio Avenue 3 is within walking distance of Ang Mo Kio MRT Station, Ang Mo Kio Bus Interchange, Ang Mo Kio Hub, Chong Boon Market and Food Centre, Jing Shan Primary School, Teck Ghee Primary School and Deyi Secondary School (see Map 2). However, it is more than 2km away from the subject flat.

At the time of writing, only three executive flats in Ang Mo Kio have been sold this year, at prices ranging from $1.202 million to $1.35 million. In comparison, 14 executive flats in the same town were sold last year, fetching between $928,000 and $1.3 million.
The other two executive flats in Ang Mo Kio that were sold this year are located at 104A Ang Mo Kio Street 11. One was sold this month for $1.225 million ($774 psf), while the second was sold in January for $1.202 million ($775 psf). The lease for both flats started in 1996, leaving them with approximately 69 years remaining.
Both flats are near Mayflower MRT Station, Mayflower Market and Food Centre, Kebun Baru Mall and Ang Mo Kio Primary School.
