Narra Residences draws 3,500 visitors on opening weekend preview

The 540-unit Narra Residences, a new private condominium in the Dairy Farm precinct, opened for public preview over the weekend. As at 3pm on Dec 18, the project had drawn about 3,500 visitors.

“It is one of the first few private residential launches of 2026,” says Mark Yip, CEO of Huttons Asia.

The 99-year leasehold development is jointly developed by Santarli Realty, Apex Asia Development, and local construction firms Soon Li Heng Civil Engineering and Kay Lim Realty.

The project comprises seven residential blocks ranging from six to 18 storeys, as well as a commercial block with four strata-titled shop units for sale.



Residential units range from one- to five-bedroom layouts, with sizes from 517 sq ft to 1,658 sq ft. Prices start from $998,000 ($1,930 psf) for a one-bedroom-plus-study unit (517 sq ft), and from $1.17 million ($2,089 psf) for a two-bedroom unit (560 to 646 sq ft). Three-bedroom units are priced from $1.6 million ($1,956 psf), while four-bedroom units of 1,152 sq ft start from $2.4 million ($2,083 psf). Five-bedroom units with private lift access, measuring 1,658 sq ft, are priced from $3.8 million ($2,292 psf).

According to the developer, Narra Residences features what is billed as Singapore’s first “5D immersive show gallery”. The project is also said to be the first residential development in District 23 to be planned under the gross floor area (GFA) harmonisation framework.

“The strong response at the preview of Narra Residences suggests that demand for mass-market homes remains resilient, underpinned by genuine owner-occupier interest,” says Kelvin Fong, CEO of PropNex. “We believe the attractive pricing, coupled with limited new private housing supply in that locale, has drawn prospective buyers to the preview.”

Yip notes that District 23 has a low unsold stock of around 40 residential units, making Narra Residences’ launch timely in addressing the supply gap.

Slated for completion in 2030, Narra Residences is surrounded by more than 2,000 ha of nature and forested areas, spanning Bukit Timah Nature Reserve, Chestnut Nature Park, the Singapore Quarry, the Rail Corridor and MacRitchie Reservoir.
