Pharmaceutical manufacturing facility in Tuas for sale at $90 mil

A ready-built pharmaceutical manufacturing facility at 21 Tuas South Avenue 6 is up for sale by private treaty with an indicative price of $90 million. Located at 21 Tuas South Avenue 6, the property sits within the Tuas Biomedical Park.

The facility occupies approximately 935,341 sq ft of land with 32 years remaining on its tenure. It has a total gross floor area (GFA) of 397,387 sq ft.

The property offers buyers “a plug-and-play facility with top-tier specifications”, says Brenda Ong, executive director, logistics and industrial at Cushman & Wakefield. The firm is the exclusive marketing agent for the site.

Ong adds that the site has strong potential for expansion or redevelopment, with vacant land at the rear of the facility ready for immediate expansion. Based on its plot ratio of 1.0, the site has approximately 535,000 sq ft of untapped GFA.



Singapore is a highly attractive destination for pharmaceutical and biotechnology companies looking to establish or expand their operations, says Cushman & Wakefield. Total fixed asset investments in the biomedical manufacturing sector nearly doubled y-o-y to reach a high of $4.4 billion in 2025.

The firm expects the growth momentum to persist, supported by government backing through the Research, Innovation and Enterprise 2030 Plan, which will see $37 billion invested into research and innovation in key economic sectors and national strategic priorities.
