Strata office unit at Samsung Hub for sale at $7.82 mil

A strata office unit at Samsung Hub, an office development on Church Street in the CBD, is up for sale. The regular-shaped, 1,765 sq ft office has a guide price of $7.82 million, which works out to $4,431 psf. According to Brilliance Capital, the appointed marketing agent for the property, the unit will be sold with vacant possession.

Samsung Hub near Raffles Place is a 999-year leasehold commercial development spanning 30 storeys. It has a fully sheltered route linking it to the Raffles Place MRT Interchange for the North-South and East-West Lines. It is also close to Telok Ayer MRT Station on the Downtown Line.

“Samsung Hub remains one of the most coveted strata office developments in Singapore, with demand consistently outstripping supply,” says Sammi Lim, founder and executive director of Brilliance Capital.

She adds: “The chance to secure a bite-sized, regular-shaped strata office with vacant possession here is exceptionally rare, and we anticipate strong interest from end-users who value both prestige and long-term capital growth.”



Lim has brokered a number of transactions at Samsung Hub. These include the sale of a 2,562 sq ft unit on the 17th floor for $11.058 million ($4,316 psf) on April 14, which set a record psf-price for the development, based on caveats lodged. Lim also handled the sale of 3,595 sq ft on the same floor last September for $14.8 million ($4,117 psf).

Samsung Hub has seen two other transactions so far this year. Caveats show that a 3,186 sq ft unit on the 12th floor changed hands for $13.45 million ($4,221 psf) on April 11, while a 2,906 sq ft unit on the same floor fetched $12 million ($4,129 psf) on April 4.
