The East: Inside Singapore's most resilient landed corridor

While attention gravitates toward the central landed enclaves of Districts 9, 10 and 11, another story has been unfolding along the eastern corridor, from Goodman to Katong; and Siglap to East Coast. Landed homes in Districts 14, 15 and 16 remain structurally scarce. New launches are rare, land parcels rarely change hands and much of what transacts today is inherited, rebuilt, or held by families for generations.

Demand, meanwhile, has only strengthened. Upgraders are exiting the condo market. Second generation buyers are returning to family estates. A growing number of homeowners are choosing to  redevelop rather than relocate. The result: when landed homes appear in the East, it moves quickly, and  it commands a premium.

A market Realstar knows from the inside  

Realstar's eastern landed portfolio showed broad-based growth across Districts 14, 15 and 16 from 2024 to 2025. District 14 posted a 24% rise in total transaction value, led by a $7.65 million bungalow at Jalan Rahmat and a district-high $2,313 psf at Jalan Kembangan. District 15 remained the east's most active luxury enclave, with 15 transactions above $10 million — the highest among eastern districts — and 21% y-o-y value growth, headlined by a rare Branksome Road double sale at $18.2 million and $18.1 million, two Sea Avenue deals, as well as a district-high $3,758 psf at Joo Chiat Terrace.



District 16 saw the sharpest momentum, with transaction volume up 50% — six deals in 2024 to nine deals in 2025 — and total value climbing 25.2%. The top sale was a $7.95 million detached home at Evergreen Avenue, while Lucky View recorded the district's highest psf at $2,203.

Together, these results point to sustained and strengthening demand for landed homes across the east, with District 15 anchoring the luxury tier and Districts 14 and 16 gaining ground on both volume and value.
