A freehold two-storey shophouse at 35 Rowell Road is up for sale via an expression of interest (EOI) exercise with a guide price of $6.8 million. The shophouse has a total floor area of about 2,200 sq ft, which means the price works out to $3,091 psf.
The conservation property occupies 1,062 sq ft of commercial land. The ground floor of the shophouse is approved for retail use, while the upper level is designated for offices.
The entire shophouse is leased out, offering the incoming buyer immediate rental income, according to Kezia Lim, director at PropNex, who is marketing the property.

Situated within the Desker Road Conservation Area in District 8, the shophouse is within walking distance of the Jalan Besar and Farrer Park MRT stations. Mustafa Centre and City Square Mall are also nearby.
Caveats lodged with URA show that the latest sale of a shophouse on Rowell Road occurred two months ago, when a freehold property occupying 1,191 sq ft of land changed hands for $6.55 million on May 8. Before that, a shophouse with a land area of 1,063 sq ft fetched $5.92 million on Dec 3, 2025.
The EOI will close on Aug 30 at 3pm.
