A freehold semi-detached house located on Namly Drive, off Namly Avenue in prime District 10, will be up for auction on Sept 18. The two-storey property has a guide price of $11 million, which translates to $2,376 psf based on its land area of 4,629 sq ft.
A mortgagee sale, this is the first time the property is being auctioned, says Sharon Lee, head of auction and sales at Knight Frank Singapore, who is handling the sale. The owner had purchased the unit in 2009 for around $3.53 million.
The house sits on a regular land plot that is designated for two-storey semi-detached housing under the URA Master Plan 2019. It has a total built-up area of 3,875 sq ft and boasts a wide frontage of approximately 13.4 m.

The first floor of the house comprises a split-level living and dining area, a granny room, a spacious kitchen and a front yard. It also includes a car porch that can accommodate up to two cars. The second level features four bedrooms, including a master bedroom with an en suite bathroom, as well as a family area.

According to Knight Frank’s Lee, the property has generated “healthy interest” from prospective buyers interested in redeveloping the site.
The property is located in Shamrock Park, within the Namly residential estate in Bukit Timah. The neighbourhood consists of landed homes, including a mix of semi-detached, terrace and detached houses, and sits adjacent to the Fourth and Sixth Avenue, as well as the First and Third Avenue Good Class Bungalow areas. It is a three-minute drive from Sixth Avenue Station on the Downtown Line, with several F&B options just around the corner.
Lee expects the property to appeal to families with school-going children, as several top schools — including Nanyang Primary School, Raffles Girls’ Primary School, Henry Park Primary School and Methodist Girls’ School — are located within a 2km radius.

Based on URA caveats lodged, seven properties at Shamrock Park have changed hands so far in 2025. The most recent transaction was on Aug 6, when a freehold semi-detached house on Namly Drive with a land area of 4,619 sq ft was sold for $10 million ($2,165 psf). Earlier, on July 22, another freehold semi-detached house on Namly Crescent with a land area of 3,922 sq ft changed hands for $9.39 million ($2,394 psf).
On July 16, a freehold semi-detached house on Namly Avenue occupying a land area of 3,157 sq ft was sold for around $13.1 million, or $4,150 psf.
