Two-bedder at Grand Dunman sets price high of $3,015 psf

The sale of a two-bedroom unit at Grand Dunman set a new psf-price high at the 99-year leasehold development and topped the list of condos that saw new psf-price highs over the week of March 3 to 10.

The 667 sq ft, two-bedroom unit on the 17th floor was transacted for $2.01 million ($3,015 psf) when it was sold by the developers on March 8. The latest deal marks the first time a unit at the development has crossed the $3,000 psf threshold.

It surpasses the previous record of $2,994 psf, which was set on Jan 10 when another 667 sq ft, two-bedroom unit on the 16th floor was sold for $2 million.

However, in terms of absolute price, the most expensive unit at Grand Dunman to date is a 2,217 sq ft, five-bedroom unit on the 17th floor, which fetched $5.79 million ($2,610 psf) in November 2025.

Based on lodged caveats, Grand Dunman has recorded 27 transactions so far this year at an average price of $2,464 psf.

Located along Dunman Road in prime District 15, Grand Dunman is a 1,008-unit development slated for completion in 2028. It was initially launched for sale in July 2023, with the developers moving 550 units (54.6%) at an average price of $2,500 psf. To date, developers have sold 907 units, or 90% of Grand Dunman’s 1,008 units.

The development comprises six 18-storey residential blocks housing a mix of one- and two-bedroom units from 452 to 872 sq ft; three- and four-bedroom units from 926 to 1,819 sq ft; and five-bedroom units from 1,679 to 2,615 sq ft. The condo also has 10 penthouses sized from 2,336 to 3,068 sq ft.

The development features five commercial shops on its first level and is within walking distance of Dakota MRT Station on the Circle Line.

Next on the list of top project highs during the week was Gem Residences, which hit a new psf-price high when a 1,249 sq ft unit was sold for $2.82 million ($2,258 psf) on March 6. The previous psf-price high at the 99-year leasehold development was for a three-bedder on the 35th floor, which fetched $2.35 million ($2,228 psf) in December 2025.

Completed in 2019, Gem Residences is a 578-unit development located along Lorong 5 Toa Payoh in District 12. It features two residential blocks offering a mix of one- to five-bedroom units measuring between 452 and 1,313 sq ft. It also has a six-bedroom penthouse unit of 2,045 sq ft.

According to caveats compiled by EdgeProp Singapore, prices at Gem Residences have steadily increased in recent years. In 2024, the development recorded 32 transactions at an average of $1,926 psf. Meanwhile, the condo has logged six resale transactions to date this year at an average price of around $2,065 psf.

Only one transaction set a new psf-price low during the period in review. The sale of a two-bedroom unit at Liberte set a record low of $1,586 psf at the development when the 1,324 sq ft unit on the 12th floor changed hands for $2.1 million on March 4.

Previously, the record psf-price low at Liberte belonged to the sale of a 646 sq ft one-bedder that fetched $1.25 million ($1,935 psf) in April 2018. These two units are the only ones at Liberte that have transacted for less than $2,000 psf. Liberte is a 46-unit boutique development on Sarkies Road, just off Bukit Timah Road in prime District 10. The freehold condo, which was completed in 2015, comprises a mix of one- to two-bedroom units of 646 to 1,324 sq ft.

Prior to the March 4 transaction, the most recent deal at the development occurred in July 2018, based on available caveats. That year, Liberte saw five transactions, ranging from a 646 sq ft unit that was sold for $1.25 million ($1,935 psf) on April 23, 2018 to a 743 sq ft unit that fetched $1.84 million ($2,472 psf) on April 2, 2018.
