Union Square Residences achieves record price of $3,828 psf
The sale of the sole penthouse at Union Square Residences topped the list of transactions that set new condo psf-price highs over the week of Feb 17 to 24. The 4,833 sq ft, five-bedroom unit on the 40th floor was sold by the developer for $18.5 million on Feb 20, translating to $3,828 psf. The deal also marks the most expensive unit sold at the development by absolute price, based on caveats lodged.

Before this, the highest psf price recorded at Union Square Residences was for a 2,476 sq ft, five-bedroom apartment on the 38th floor. It was sold by the developer for $9.29 million, or $3,752 psf, at its launch in November 2024.
Slated for completion in 2027, the 99-year leasehold development will feature 366 units in a 40-storey tower. The apartments range from 463 sq ft, one-bedroom units to 2,476 sq ft five-bedders, as well as the penthouse unit that was sold.

Union Square Residences is within walking distance of three MRT stations: Clarke Quay (North-East Line), Chinatown (North-East and Downtown lines) and Fort Canning (Downtown Line). It is also close to eateries and other lifestyle amenities in the Clarke Quay and Chinatown areas.
Another condo that saw a new peak psf price during the period in review was Richmond Park. A 1,550 sq ft, three-bedroom unit on the 19th floor changed hands for $5.1 million, or $3,290 psf, on Feb 20.

This is marginally higher than the previous record, when a 1,733 sq ft three-bedder on the 15th floor was sold for $5.68 million, or $3,278 psf, in 2022.
Meanwhile, the record for absolute price is held by a 3,380 sq ft penthouse that fetched $10 million, or $2,959 psf, in 2012.
Richmond Park is a freehold condo situated on Bideford Road, just off Orchard Road in District 9.
Completed in 1996, it houses 159 units in a 28-storey block, comprising one- to three-bedroom units of 1,012 to 3,380 sq ft.
The development is a short walk from Orchard Road malls such as Paragon, Ngee Ann City and Lucky Plaza. It is also close to Mount Elizabeth Medical Centre and the Orchard Road MRT interchange for the Thomson-East Coast and North-South lines. Anglo-Chinese School (Junior) is within 1km of the condo.
Another freehold development, Amber Point, also recorded its highest psf price during the period in review. A 1,690 sq ft, three-bedroom apartment on the 23rd floor changed hands for $4.12 million, or $2,439 psf, on Feb 19.

This beats the previous record set in 2024, when a similar-sized three-bedroom unit on the 26th floor was sold for $3.88 million, or $2,296 psf.
Amber Point’s highest quantum price was transacted in 2009, when a 5,845 sq ft, five-bedroom penthouse changed hands for $5.9 million, or $1,009 psf.
Completed in 1991, Amber Point sits on Amber Road in District 15. The development features 100 units, ranging from three- to four-bedroom apartments, in a 27-storey block. These units span from 1,668 to 5,845 sq ft.
Amber Point is across the road from Katong MRT Station on the Thomson-East Coast Line. Shopping malls such as Katong Shopping Centre, Katong V and Parkway Parade are in the vicinity, with schools such as Tanjong Katong Primary School within 1km.
No psf-price lows were recorded over the period in review.
